2016 Predictions for Clarksville TN's Real Estate Market
With one month behind us we can get a glimpse of what lies ahead in the real estate world of Clarksville, TN. Is the 2016 future bright for real estate sales?
We saw the Feds announce an increase in the prime rate in December. It didn't rattle the home buying markets like we thought it would. In fact, the mortgage markets moved up slightly before the announcement and have now settled back down.
January is typically not a good real estate sales month because of winter weather, recouping from holiday spending and the distractions of the holiday period. Again that didn't happen either. New territory is being forged and history is being written. Sales were vibrant over the holidays and January has continued to see robust sales. The spring market looks like it will bust out of the seams.
What will we see the rest of the year in Clarksville TN Real Estate market?
Though I have no crystal ball I do keep my thumb on the pulse of the market through local influences, job stability, buying trends and asking lots of questions of buyers, sellers and businessman. Short of economic disaster, attitude is the biggest indicator,
Why are buyers so hyped about the market and buying a home now?
I know what it isn't.
It isn't that prices are a steal but they are steady and holding.
It isn't because the inventory is scarce; we have a 7-8 month supply of homes and that should go up the closer we get to spring.
It isn't the talk or hope placed on the elections because there are no clear leaders at this time.
It isn't panic buying for fear of interest rates spiking later in the year.
It isn't confidence in the economy or the State of the Union. Many families have less income and resources than 5 years ago.
I see buyers having a sense of entitlement or the "I don't want to wait any longer syndrome". Home buyers have put their desires on hold long enough and don't want to wait any longer. This pent up demand must be satisfied.
Couple this the easing of lending regulations and you have a perfect climate for a great year in real estate in 2016. I don't think that buyers will postpone their buying decisions until after the election. Frankly they are not that concerned and are inwardly focused. Many have given up on an expectation that major changes will take place in our government at the Executive and Legislative levels. They will concentrate on their needs and what they want.

Buyers will be buying lots of homes in 2016 in Clarksville TN. Prices will rise slightly and so will interest rates. Buyers are prepared to bite the bullet, pay the price and start enjoying what they really want. What they really want is a new home, with new features and styles and to live the American Dream.
