Pasadena CA Granada Court Condos With A Spanish Revival Architectural Influence
This is a look at the Granada Court condominium complex in Pasadena. I will share real estate market activity information for 2015 with a comparison to 2012 through 2014 as well as units on the market for sale and in escrow. Statistical data in this report have been gathered from our local multiple listing service(mls) and may not include all transactions.
Granada Court is located at 700 East Union Street at the southwest corner of Oak Knoll in the Pasadena Playhouse District. The 31 unit complex was built in 2005 and 2006. Designed by architects and urbanists Moule and Polyzoides in the Spanish Revival architectural style the complex is reminiscent of architect Wallace Neff.
I find the units at Granada Court to be quite interesting. They range in size from one bedroom/one bath with approximately 929 square feet to three bedrooms/four baths and approximately 2352 square feet. The dramatic one and two story floor plans feature hardwood floors, distinctive fireplaces, outdoor areas, high ceilings, abundant windows, French doors and more.
The common areas and exterior may remind you of Old California with intimate courtyard areas, extensive use of tile and wrought iron, water features and beautiful landscaping. An interesting feature is a community library with fireplace, books and artwork. Parking is in a subterranean garage with individual storage units.
Since the complex is relatively small, sales activity has typically been rather limited.
In 2015, there was just one mls-reported closed transaction. With approximately 1575 square feet, the two bedroom, two-and-one half bath flat on the third floor sold for $889,000 in an all cash transaction.
2014 was a particularly active year in the complex with six sales. The transactions ranged from $585,000 to $999,800 with an average price of $787,467(median $775,000). They sold at 98.19% of last list price and for an average price square foot of $553.02.
In 2013, there were two sales. One was a two bedroom floor plan with approximately 1296 square feet which closed for its list price of $715,000. The other was also a two bedroom but with approximately 1487 square feet which closed for $995,000.
There were also two sales in 2012. One was a one bedroom/one bath unit which closed for $416,501 and a one bedroom/one-half bath unit sold for $515,000.
There are currently two condos at Granada Court available for sale. Both two story floor plans, a two bedroom with approximately 1570 square feet is listed at $925,000. The other is a three bedroom offered at $1,249,000. It has approximately 2217 square feet. There is a one bedroom unit in escrow.
The neighborhood is just north of Colorado Boulevard and close to Vroman’s Books, Laemmle Playhouse 7 Theatres, Pasadena Playhouse. It is also not far from South Lake Avenue, Paseo Colorado, Civic Center and Old Pasadena so shopping, dining, entertainment, culture and education opportunities are quite abundant. Transportation is convenient whether it be by freeway or light rail.
