There were 15 unit sales in January. This is up 7.1% from 14 in January of 2015. This is the lowest unit sales have been since 8 in April, 2015. Sales/list price ratio in January moved down to 99.0% from 99.2% in December.
Prices
Median price in January was $815,000. This is up 32.1% from $617,000 in January of 2015. This is the highest median price has been since February, 2015. 3-month median price of $570,000 in January was up just slightly from $565,000 in December but down slightly from $710,000 in January of 2015. Price per square foot in January was $293. This is up from $284 in December and up from $288 in January of 2015.
Inventory
Inventory of 68 in January was up 3.0% from 66 in December and up 15.3% from 59 in January of 2015. New listings of 11 in January were up considerably from 6 in December but down moderately from 16 in January of 2015. Months of supply this month is 3.4, the same as last month.
Market Time
Days on market of 70 in January was down modestly from 74 in December and down somewhat from 100 in January of 2015.
