Pasadena CA Single Level Condos Near Millionaire’s Row at Castlegate Complex
This is a recap of real estate market activity for the Castlegate condominium complex in Pasadena. The complex is located at 330 East California Boulevard just east of South Orange Grove Boulevard which is also known as Millonaire’s Row. Statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions in the complex. I will share information regarding current listings as well as full year closed sales from 2013 through 2015.
Castlegate features 48 units which are quite spacious with one to three bedrooms and approximate square footages from about 1000 to over 1700 square feet in a variety of single level floor plans. Constructed in the 1970s, the rooms are spacious and there is extensive storage along with sliding walls of glass opening to balcony or patio areas.
Amenities in the professionally managed complex include lobby entrance, pool, lounge area and recreation/meeting room amidst mature landscaped grounds.
There are two elevators and parking is on the ground level of the building.
Ongoing common area feature improvements are having a positive impact on the complex in my opinion.
There are common area laundry facilities but washer-dryers have been added to some units with approval from the homeowners association.
The location is convenient to multiple freeways and convenient to abundant shopping, dining, cultural and recreation venues in Old Pasadena, Playhouse District, Civic Center and South Lake Avenue.
There is currently a two bedroom/two bath floor plan located on the second floor with approximately 1456 square feet available for $595,000. An additional unit with one bedroom is in escrow. There have been no closed sales so far in 2016 according to our mls records.
There were three mls-reported transactions in 2015 ranging from $329,999 to $585,000 with an average sales price of $468,000(median sales price $489,000). They sold at 98.73% of last list price and for $346.41 per square foot on average.
For full year 2014, there were four closed transactions. They ranged from $349,000 to $630,000 with an average sales price of $487,750(median sales price $486,000). They sold at 101.2% of last list price and for $356.57 per square foot on average.
Full year 2013 reflect two sales. A two bedroom with approximately 1456 square feet closed for $432,888(last list price $439,999) and a three bedroom unit with approximately 1748 square feet sold for $542,000(list $559,000).
When comparing any numbers, it will be necessary to delve deeper than a brief report such to determine a possible purchase price for prospective buyers or to arrive at a listing price that will bring the greatest attention and the best possible list price for homeowners thinking of selling. Even in the same condominium complex, there are nuances that need to be examined including location within the building, updates(or lack thereof) as well as motivation.
