It’s a gorgeous Sunday suitable for the beach, hiking, a nice walk or just lounging on your lanai! Hope everyone had a wonderful Mother’s Day last Sunday. Here we are at the halfway point in the month with 37 sales, attempting to meet or surpass the 102 posted May 2015. There are currently 225 properties either in escrow or under contract. Do you think we’ll make it?

Here’s your update for this past week. New listings in both condos and homes, as well as 3 new condo and 1 new home escrow:

New Listings:

New to the market is Villas on the Prince 12 priced at $699K. It sold for $650K in 3/04. It was listed once before from 8/10 to 9/11 for $885K.

Kaiulani 22 is now listed for $1.795M since last selling from the developer for $1,758,070 in 11/07. It was listed most recently from 8/15 to 1/16 for $1.975M.

Orchid Point A & C, a 3 unit complex next to Sealodge, returns to the market priced at $985K for unit A and $3.799M for unit C which is described as the entire 3 unit complex. Constructed in 05, the developer first listed these units 6/08 to 12/08 starting at $1.650M and ending at $1.405M for unit A. It was later offered for $969K from 8/11 to 8/12. The entire complex was offered from 12/11 to 8/12 for $3.425M.

Back on the Market:

Puu Poa 114, priced at $1.1M, went into escrow on 4/2, but fell out this week. The seller obtained this unit in 9/12 for $870K.

Contingent:

With a list price of $1.149M, Kaiulani 55 found a buyer. The last sale was for $1.125M in 10/15.

Hanalei Bay Resort 2305/06 is now in escrow while priced at $569K. The prior purchase was in 6/03 for $379,367.

Alii Kai 5202, priced at $649,957 went into escrow in only 4 days. The sellers bought this condo for $405K in 7/03.

Sales:

Alii Kai 8B was listed for $385K and sold for $349K. The seller paid $285K in 6/03.

Hanalei Bay Resort 1513/14 sold for $399K cash while listed for $419K. $339K was the amount paid for this unit in 10/13.

Expired:

Leasehold Cliffs 8306 expired after 363 days priced at $469K. The last purchase was for $305K in 12/12.

Puu Poa 301 expired after 704 days with a list price of $1.425M. This unit sold for $272,500 in 12/98.

Hanalei Bay Resort 9104/5/6, priced at $1.499M, expired after 1,550 market days. No, that is not a slip of the finger- it is 1,550 market days. The last sale was at $1.695M in 7/07.

Withdrawn:

After only 7 days, Kaiulani 22 priced at $1.975M was withdrawn. The sellers bought this unit for 11/07 for $1,758,070. Cliffs 1305 was on the market for 207 days, listed for $479K, when it was withdrawn. It was purchased for $120K as a leasehold in 3/87, converting to fee simple in 5/89 for $21,200.

Price Changes:

Kaiulani 62 made a minor reduction of $8K and is now priced at $870K. The sellers paid $989,390 from the developer in 5/08. Puamana 17D reduced $20K and is now priced at $475K. The last sale was for $495Kin 8/04.

New Listings:

4212 Lihiliho is on the market for $1.150M. The last sale was for $1.1M in 9/05. The next day it reduced to $1.080M so you’ll also see it under price changes.

4133 Rooke Place returns to the market priced at $1.250M. It was listed from 12/13 to 7/14 starting at $1.950M and reducing to $1.450M, from 5/15 to 6/15 for $1.350M and from 6/15 to 5/16, starting at $1.350M and ending at $1.250M. The last sale was for land in 6/03 for $323K.

Contingent:

3740 Albert, which is listed for $899K, is now in escrow after 305 market days. The last sale was in 11/09 for $656,250.

Sales:

3574 Keoniana Place sold for $3.6M cash while listed for $3.750M. The only other sale of this property was for land in 2/96 for $450K. The home was built in 99.

Withdrawn:

3785 Punahele was withdrawn while priced at $3.9M after 140 market days. The previous sale was in 5/13 for $540K. The home was built the following year.

Price Changes:

5071 Kamamalu Loop is now $649K after a $30K reduction. 4212 Liholiho Place reduced to $1.080M.

That’s it for this weeks activity. Some people wonder if there’s enough to do on Kauai. I found an interesting app called Meetup. You just put in your town or city and activities in the area come up. It’s just another way of finding out about the many, many things available to do here. There are also several groups you can search Facebook for Kauai groups and “like” a few of those in order to get activity notifications. There’s plenty to do here if you’re interested…or maybe all you really need is a lazy day on one of our many fabulous beaches.
