Oak Knoll Courtyard Condos in Pasadena at 221 South Oak Knoll Avenue
This is a market activity report for the Oak Knoll Courtyard condos in Pasadena. In this report, I will share information for activity so far in 2016 with a recap to full year sales for the most recent four years. All statistical information is from our local multiple listing service(mls) and may not include all transactions in this Pasadena condo complex.
Oak Knoll Courtyard is a 32 unit complex built in 1988 originally as apartments and converted to condominiums in 2005. As part of the conversion process, the individual single level condos were renovated as were the commons areas of the building, structural components, pool, roof and grounds.
The gated complex features a large open central courtyard which is lushly landscaped. Elevator access is available to all floors and the subterranean parking garage has two side-by-side parking(not tandem) spaces per unit. There is also a pool at the rear of the complex.
The highly convenient location at 221 South Oak Knoll Avenue is just south of Cordova Street and west of Lake Avenue so residents are very close to numerous shopping(including Vroman's Southern California's oldest and largest indepedent bookseller), dining, entertainment and cultural venues. Higher education including California Institute of Technology(Caltech), Pasadena City College(PCC) and Fuller School of Theology among others. Transportation via three different freeways or the Gold Line light rail station at Lake Avenue are easily accessible. Walkscore calls the location a Walker’s Paradise where daily errands do not need a car. The current score shows a 92 out of 100.
Each condo at Oak Knoll Courtyard is single level with two bedrooms and two baths.One floor plan features a den or office area. The units have high ceilings, large windows, fireplaces, walk-in closets and washer-dryer connections. Each has a patio or balcony area. Approximate square footages of the units range from nearly 1100 to over 1400.
There is currently one Oak Knoll Courtyard condo for sale. Newly listed it is a first floor unit with approximately second floor unit with approximately 1200 square feet priced at $539,900. There is another unit in escrow. There have been no mls-reported closed transactions yet in 2016.
There were no reported sales in the complex in 2015.
In 2014, there was just one reported sale. It was a second floor unit with about 1200 square feet which sold for $473,000(list price $485,000).
For full year 2013, there were three closed sales ranging from $427,000 to $470,000 for an average sales price of $440,333(median price $439,000). Each sold at last list price or above for an average of 102.64%. Average price per square foot for the period was $370.07.
In 2012, there were also three sales ranging from $325,000 to $427,000 with an average sales price of $390,833(median $420,000). The average price per square foot was $336.01.
As always this brief report provides an overview of the past sales and a more detailed look at the complex and the current market conditions should be considered for buyers looking to purchase or for a homeowner thinking of selling. Different factors come into play in determining value: upgrades(or the lack thereof), condition, location within the unit and motivation are among those characteristics we review.
