How Quickly Are Homes Selling in Carlsbad?
Buyers and sellers often ask how quickly homes are selling. They know, from the media and whatever they have heard, or read online, that it’s a very busy market and properties are moving off the market quickly.
But it’s a relevant question no matter what the market is like.

For 2016 the trend in Carlsbad has been that single family detached homes are selling quickly, on average, with a shift in the number of sales each month:
January 64 sales 55 days on market (DOM)
February 46 sales 36 DOM
March 89 sales 35 DOM
April 110 sales 33 DOM
May 122 sales 24 DOM
June 72 sales 32 DOM (note this is not a complete month of data yet)
However, time on market, i.e., how fast homes are selling, is a complex issue and you must keep in mind these are trends, not absolutes. These are averages, with some homes selling the day they hit the market or soon after. Indeed 33% sold within 1 week this year. At the same time 15% took more than 60 days to sell, with 7% taking more than 100 days.
Time on market may also vary by the price of the property, the perceived value, the condition, the location and other factors.
For buyers, being aware that in general Carlsbad homes are selling quickly means you must be prepared to look at new listings promptly, make a quick decision, and have all your ducks in a row if you want to make an offer and do so quickly.
While sellers will be pleased to know that, on average Carlsbad homes are selling quickly, this is no guarantee their home will sell equally fast, although it could. Factors such as age, the location, overall condition, and of course price relative to the market all impact marketing time.
