Considering selling your home in 2017?  You COULD start now (literally) since chances are if you went on the market tomorrow, even with a quick offer and contract it would be next calendar year before you'd actually complete the sale, but that was NOT where we were heading with our NOW!

Our experience has been that homes sell best (fastest and for most dollars) when they've been properly prepared for the market.

While most of us keep our home in pretty good shape, chances are there are some things you live with on a day to day basis that might not be so great if buyers are looking at your home.

For instance, here are some common things we see that ideally are addressed prior to putting that FOR SALE sign in the yard:

  • General maintenance items needed:  door trim needing paint or wood rot repaired
  • Minor plumbing leaks
  • Electrical junctions without covers
  • Carpet with bulges (time to get those straightened!), or even worse, really worn & in need of replacement
  • Outdated fixtures (both plumbing and lighting)
  • ONE piece too many of furniture in the main living areas, making a room feel smaller than it should

That is just a sampling, obviously there's more that COULD be done.  Depending on our seller's situation, they may be able to do everything or nothing.  If nothing can be done, then price becomes the adjuster...along with a dash of extra patience because time to sell will probably also go up.

So back to the beginning, the NOW we actually meant is NOW is the time to have us come out for a chat and evaluate your home's marketability.  If you want, we can provide you with a punch list of projects to address prior to going on the market next year.  And don't worry, we won't ask you to spend a dollar more than absolutely necessary!

BLiz- this cannot be emphasized enough!  Unless you've been on top of all maintenance and updates, preparing your home for sale can take some time.  It's best not to add the pressure of a deadline to your stress.  Just get started now.

Kathy, I know if we wanted to sell our own home, I'd need a little time to correct some things that don't affect day to day living, but would certainly make the list on a home inspection.

I agree! I find the sellers that have more time to prepare are more relaxed when it's time to go on market.

Great advice! I find that buyers in the market during the holidays are way more focused and ready to move forward quickly. Good for both buyers and sellers.
