What Sold In The Chapman Woods Pasadena Neighborhood in 2016?


This is a real estate market activity report for homes sales in the Chapman Woods neighborhood in Pasadena.  In this report I will share information regarding closed transactions for 2016 along with a recap of sales for the Homes In Chapman Woods Pasadena Neighborhoodprevious three years.  I am also including information of homes currently available for sale and in escrow.  


Statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions in the neighborhood.  The information is from reliable sources and deemed reliable but has not been verified and is not guaranteed.  


Chapman Woods Pasadena 91107Chapman Woods is located in unincorporated Los Angeles County with a Pasadena address(zip code 91107).  The neighborhood consists of single family homes in a variety of architectural styles ranging from modest ranch style homes to more modern designs as well as many character homes with influences of Spanish, English Tudor, Colonial and Cape Cod designs on leafy tree-lined streets.  It is definitely not cookie-cutter.  


The general boundaries of this Southeast Pasadena area neighborhood are Rosemead Boulevard to the east, south of Del Mar Boulevard, north of Huntington Drive and the SCE right-of-way to the west.   According to the community website there are 462 homes in the community.  The community has easy access to multiple freeways with abundant venues for shopping, Chapman Woods Pasadena 91107 Neighborhooddining, entertainment, culture and recreation in Pasadena as well as in the adjacent city of Arcadia.


The active neighborhood association has a strong block representation system which serves as means of communication for the community.   There are regular get togethers for neighbors to socialize and a quarterly newsletter.  Lot sizes for the homes in the southern portion (generally South of San Pasqual Street)of the neighborhood can be quite large, often in excess of one acre.  




  • In 2016, there were fifteen mls-reported closed sales ranging from $752,000 to $3,650,000 with an average price of #1,547,466(median price $1,150,000).   Two thirds of those sales were at or above last list price for an average 103.41% and a price per square foot of $546.82 for the year.


  • There were 23 closed transactions reported in 2015 - a particularly active year in Chapman Woods.  The sales ranged from $643,000 to $2,730,000 with an average price of $1,286,643 with a median price of $1,100,000. They sold at 99.95% of last list price and for $529.16 per square foot on average.


  • In 2014, there were 17 sales ranging from $530,000 to $3,499,000 with an average price of $1,576,682(median $1,060,000).  They sold at 103.48% of last list price for the year and an average price per square foot of $539.16.


  • For the January through December time period in 2013, there were 18 closed transactions ranging from $570,000 to $3,000,000.  The average sales price was $1,269,722(median $1,087,500).   They sold at 104.26% of last list price and for $487.99 per square foot.


  • There are currently five Chapman Woods homes available for sale according to our local mls.   These homes range from $895,000 to $3,580,000.   No homes are in escrow.

The numbers presented here tell only a part of the story when it comes to the Chapman Woods real estate market.  There are many factors for either a prospective buyer or a homeowner who may be thinking of selling to consider.  The size and condition of homes as well as the amount of land varies greatly in Chapman Woods so a closer analysis should include a review of the condition, updates(or lack thereof), location within the neighborhood, emotional appeal and timing.  When you drive through the neighborhood,  you will notice many renovation projects in progress.

Dorie Dillard mentioned an active HOA in her comments and I wanted to clarify because it's not clear in my post.  This is not an organization in the same way as a homeowners association but one that is more casual in nature with block captains that "look out" for neighbors.   Fewer rules and more fun.
