Cliffs 5307 returned to the market priced at $585K. The unit sold in 7/04 for $470K and was previously listed from 8/06 to 3/07 for $729K and again from 5/14 to 10/15 starting at $649K, reducing to $599K over the life of the listing. Nihilani 22B is newly listed since selling from the developer in 11/06 for $680,300. The list price is $599K. Hanalei Bay Resort T14 is listed for $935K. The unit sold in 3/81 for $18K and since that time, there have been several sales of partial interests.

Contingent:

Hale Honu 4B is in escrow while priced at $319K. The most recent purchase was in $430K in 3/06. Hale Honu 2A is listed for $375K. It went into escrow this week. The last sale was for $204K in 7/10.

Alii Kai 12G is in escrow while priced at $429K. The most recent purchase was in $385K in 5/14. With a list price of $759K, Villas of Kamalii 4 went into escrow. The price on the last sale was $550K in 5/12. Pali Ke Kua 246 found a buyer while priced at $779K. The seller paid $455K in 4/01 for this unit.

Sales:

Villas on the Prince 18 sold for $660K cash while listed for $709K. The last sale was for $487,355 in 3/02 from the developer.

Under Contract:

Kaiulani 38 moved from contingent to under contract and should be closing soon. It sold for $2,338,600 in 5/07 and is listed for $2.490M.

Expired:

Villas on the Prince 4 expired after 184 days priced at $739K. The sellers paid $725K in 5/05.

Withdrawn:

After 109 days priced at $399K, Paniolo 204 was withdrawn.

Price Changes:

Kaiulani 43 is now $1.225K after a substantial $100K reduction. The most recent purchase was in 6/11 for $1.175M. Pali Ke Kua 1 reduced $10K to $182,700. The sellers paid $370K for this leasehold unit in 4/06. Cliffs 7201 reduced to $475K from $497K. It sold for $655K in 8/05.

5141 Iolani is on the market at $625K. It last sold for $87,500 in 5/87 and was recently listed from 8/16 to 2/17 for $625K. Purchased in 3/10 for $585K, 4086 Liholiho is on the market for $940K.

Sales:

With a list price of $869K, 4161 Kamalani Lane sold for $825K cash. The seller paid $260K in 3/99.
$879K was the list price for 5230 Honoiki and it sold for $859K. $595K was the last sale price in 3/11.

Withdrawn:

Priced at $850K, 5135 Iolani Place was withdrawn after 161 market days. The home sold for $521,200 in 10/01.

Price Changes:

4096 Aloalii sold for $125K as land in 10/00. The home, which was built in 2001, reduced $70K to $980K. 3697 Albert was purchased for $1.065M in 12/04. After a minor $5K reduction it is now priced at $1.280M. 5254 Honoiki reduced $100K and is now $1,599M. The last sale of this home was in 9/07 for $1.750M.

February is definitely holding it’s own with 32 sales posted as of today, Sunday. Sales for Feb 16 were a mere 67 – we’re sure to easily surpass that number this year.
