Dove Creek Townhomes in Pasadena
This is an overview and real estate market activity report for the Dove Creek townhome community in the city of Pasadena(zip code 91107). In this report I will share information about the community along with market activity so far in 2017 plus a recap of sales for the previous three years. All statistical data has been gathered from our local multiple listing service(mls) and may not include all transactions in the complex.
Built in 1988, Dove Creek consists of 48 paired townhomes with multi-level floor plans featuring three or four bedrooms. The townhomes feature a soothing pleasant exterior color scheme complemented by mature landscaping. Each has an attached garage. Some of the units have small back yard areas while others have terraces. There is more of a single family home feel than what you might find in many other Pasadena townhome complexes. There are two streets that wind through the neighborhood: Dove Creek Lane and Creekside Court.
With San Gabriel Mountain views, Dove Creek is close to Eaton Canyon Nature Center(shown in featured photo), Eaton Canyon Golf Course and the Gerrish Swim Club. Although the location feels as if it is far from the city, it's not and transportation is convenient with easy access to the Foothill(210) Freeway and the Gold Line light rail station at Sierra Madre Villa. A Saturday morning Farmers’ Market is held nearby at Victory Park adjacent to Pasadena High School which is not far from Dove Creek. Numerous shopping, dining and entertainment venues are close as well.

A three bedroom, two-and-one-half bath floor plan with approximately 1776 square feet was listed earlier in June. The extensively renovated unit has a small yard area and came on the market listed at $799,000. It was reported to have an accepted offer yesterday. There have been no mls-reported sales so far in 2017.
There were four reported closed sales in 2016 ranging from $675,000 to $740,000 with an average price of $714,250(median sales price $721,000). Three of the four sold at or above list price for an average of 100.46% and for $342.69 per square foot.
In 2015, there were four sales reported ranging from $540,000 to $700,000 with an average price of $637,828(median $655,657). Three sold above list price for an average 101.93%. The price per square foot was $362.70 average.
There was just one closed transaction in 2014. In September, a three bedroom floor plan with approximately 1600 square feet sold for $565,000(list price $559,000).
Obviously with any statistics, a more in-depth look is advised when arriving at the ideal listing price for sellers or when buyers are crafting an offer to purchase. When looking at the overall numbers, the mix of sales definitely comes into play. For individual properties, there are factors that have a great influence on market value including location within a community, condition, updates(or lack thereof), timing and the emotional appeal of a property.
