When you list your home, you want to make sure to choose the right agent. One who implements a variety of strategies to make sure your home gets the exposure it deserves. After all, more exposure means more buyers, and the more interest there is in your home, the better! While many people consider marketing to be advertising your home, you can best advertise a home when it’s market ready.
As you can see in the infographic above, before your home can be marketed, the home must be prepped to be marketed. We will discuss necessary repairs that you can make to your home prior to listing that will ultimately allow you to sell your home for a higher price. We will work together to stage your home, by either re-arranging what you have in your home if it’s occupied, or bringing in furniture if its vacant. Together, we will review the comparable sold properties and discuss a fair asking price for your home. While you may not consider pricing to be part of marketing, if the home isn’t priced correctly, the marketing will be a moot point. Lastly, I hire a professional photographer to take amazing photos of your home.
Once the property is prepped, and I have high-quality photos of the home, I can start marketing your home. I will take the professional photos and combine those with all of the pertinent information I have gathered from you about the property, and create a website specific to your home. I then can start sharing the listing with other agents through a variety of forums, and implement carefully targeted Facebook ads to prospective buyers.
All of this happens before your home even goes in the Multiple Listing Service (MLS). Once your home goes live in the MLS, I begin the print marketing. Just listed cards are sent to neighbors in the immediate area, property flyers are created, and a property book filled with relevant information about your property is placed in the home.
Ongoing marketing continues after your home is listed. Your home will be placed on agent property tours where REALTORS caravan around to each listing providing feedback on the home, and adding it to their mental inventory for potential buyers. Additionally, open houses will be held to entice prospective buyers to step in and see if your home’s a good fit. Additional targeted advertisements through social media will further put your home on prospective buyers’ radars. Throughout the entire process you will be kept in the loop with regular feedback from showings, open houses, and property tours.
