~ Facebook Marketing Tips ~

The stark reality for many agents who are trying to use social media as part of their marketing strategy is they (we) are just not that good at it. That equates to lost time, money, and few if any clients. Sound familiar? Honestly, it does not have to be that way.

Here are are 5 simple rules to follow when marketing on FB...

  • Communicate - Respond to comments, leave a remark on someone else's post or video,  and even tell consumers you appreciate them for liking your information. It's social media so be social! 
  • Join local groups - Be.Active.In.Them. That means sharing without trying to sell your services. Everyone likes helpful. No one likes pushy.
  • Fully inspect the new bright and shiny thing - Before deciding IF you are going to use/implement it, and definitely before you shell out money on it (to include requests to assist with your marketing).
  • Use ads - They are cheap and effective. Learn how to use them to create genuine interest that turns into solid prospects. That may mean you will need to spend a couple of hundred dollars, $20 at a time, until you find a methodology that works for you. Your first FB client will more than makeup for any funds expended on ads.
  • Get out of the box - Both buyers and sellers are on the site. Daily. In your market. For every demographic. Over 2 billion users worldwide. This site is tailor made for real estate marketing. Use it!

Michael: It depends on the group. In real estate groups I post real estate related content. In local groups, I provide tips or share articles (typically not my own) that are helpful to the group and meet their guidelines (i.e. homeschool group gets homeschool or local things for kids to do info, Robins AFB and other military related info to the local military groups, etc.). When/if I share my own content in those groups, and consumers follow the link to my site, it is clear I am a Realtor. It works for me...no pressure and definitely no salesmanship. They know what I do for a living and reach out when ready. If they follow my FB biz page, that is where I run biz related ads (listings, promotional pieces, brand awareness, etc.).
