Month of December 2018 - Unit volume took a big job as many of the properties that were sitting as backlog finally closed. Sale of 48 homes was a 41.2% increase over Dec. ’17. Average sale price declined 3.4% vs one year ago and median sale price also declined 3.0% to $267,950. Only entry-level prices managed a 1% increase over prior year to $193k. Average days on market reached 93, a whopping 58% over one year ago. Looking ahead to January 2019, there are 34 re-sale homes currently contingent or under contract/pending.
December YTD 2018 – Another year in the record books. December’s exceptionally strong showing erased 7 consecutive months of lagging unit volume sales to finish the year with 436 sales a 1.4% increase over last year’s 430-unit mark. Average sales price managed a fraction of 1% increase to 301,236 and median sales price rose 6.5% to $285,000. While the numbers speak for themselves, any prudent reader will enter 2019 with caution and recognize prices are flat at best, and it will take longer to get homes sold.
