I pride myself to come prepared to meet with a client. This is my job interview for your business. You would hire hiring myself as well as the William Pitt Sotheby's International Realty brokerage to represent you & your property for the sale. After an initial discussion of moving, then I get to work. It includes getting your tax record & field card from the city hall, doing a quick drive-by, pulling the plot plan from the city website and gathering any prior MLS listings for my clients home. I also always bring a copy of the documents that we would have to complete if you would like to get the house listed. On top of those documents, prospective home sellers additionally given a copy of sample forms that home buyers agents prepare for their clients to make offers. Clients are given a marketing plan to see where their home is advertised. They are also given a list of recommend vendors that they may need for their move (handyman,mover,closing attorney,etc). Owners are also given sample brochures of previous listings I have sold before which I would prepare similiar information on their home.
I will I also like to gather information on condition and any improvements done recently from the home owner, since that does play a large part in the market value. I don't like to pull too many comparable properties ahead of time, unless my client lives a townhome where it is generally much easier to come to a price. Once I see the the house, I can generally get you a valuation within twenty four hours. Once I have that ready, I will contact you to set up an apponmtnent to go over the opinion of value.
