It’s not unusual that Carlsbad home buyers want more space than a 3-bedroom single family detached home can offer. Perhaps that’s you?
The reasons, of course will vary – a need for multigenerational living, or to accommodate an expanding household. A family member may need a home office, or additional guest living space might be desired.
While the supply of single family detached homes continues to be limited in Carlsbad compared to demand, we have seen a pretty decent increase in single family home listings since the beginning of 2019 (about 48% since the end of December); take a look at the most recent market report for Carlsbad at April 2019 Carlsbad Real Estate Market Report for updates on what’s been happening in our market.
Despite the inventory increases we only have 2.2 months of inventory of single family detached homes with 4-bedrooms, a market favoring sellers. 4-bedroom homes make up 38% of the total inventory of detached single family homes currently listed for sale in Carlsbad.

83 detached single family homes
$750,000 to $6,450,000
Living space ranges from 1227 SF to 10,000 SF
Average Time on Market – 44 days
Average List Price - $1,458,950
Of the 83 homes for sale 31 (37%) are priced below $1M, offering a range of options for Carlsbad home buyers. Here’s the breakdown on pricing:
$750,001 - $1,000,000 30
$1,000,001 - $1,500,000 40
$1,500,001 - $2,500,000 10
Those Carlsbad home buyers who are interested in single story living have fewer choices, with 12 (14% of the inventory) single story homes with 4 bedrooms currently available.
The available 4-bedroom homes vary in age. Of the current listings homes range from 1952 to new; if you want a NEW 4-bedroom home there are only 5 homes listed in the MLS; some may be under construction, and not all new homes are necessarily listed in the MLS.

SALES OF 4-BEDROOM HOMES IN 2019 YEAR-TO-DATE:
182 4-bedroom homes have sold so far in 2019 (49% of the 371 detached single family homes sold)
Marketing time averaged 40 days.
Sales prices ranged from $560,000 to $2,520,000 (average price was $1,049,262; median was $999,000).
17% of the sales were cash transactions.
Carlsbad home buyers purchased their homes on average for 3% off the original asking price, however 54 (30%) of homebuyers paid full price or above for their new homes.
PENDING 4-BEDROOM HOMES SALES IN CARLSBAD:
There are 63 4-bedroom Carlsbad homes that are pending, at list prices ranging from $748,999 to $1,950,000. These homes were on the market an average of 31 days before going under contract.
