Home sales increased a bit but prices fell in the The Sun City Grand real estate market through March.  The number of homes sold in Grand for the month of March was up 17% versus February, but down 4% from last year.  The average sale price fell 6% from February but was up 17% year over year. The average days on market was 55, which is a 4% decrease from February and 23% less than March 2018.  The burn rate (number of homes currently under contract/homes actively on the market) is 2.54 months, a strong seller's market.  Currently there are 83 homes on the market in Grand and 54 under contract, which foreshadows a weaker report for April. The 12 month moving average price $326,324, continues to edge up, 11% over 2018.

Active Listings: 83 (Down 27% from Feb. '19, Down 5%. from Mar. '18)

Homes Pending: 54

Homes sold in last 90 days:  55 (Up 17% versus Feb. '19,  Down 4% versus Mar. '18)

Burn rate (Inventory on market / by homes currently under contract) = 2.54 months supply

Avg. Sale price (Solds): $347,093 (Down 6% from Feb. '19, Up 17% versus Mar. '18)

Avg. price per sq. ft. (Solds): $181.33 (Down 3% over Feb. '19, Up 8% from Mar. '18)

Avg. Days on Market (Solds): 55 (Down 4% from Feb. '19, Down 23% versus Mar. '18)

Highest sold: $675,000

Lowest sold: $144,000
