Protecting clients like a bulldog on a pant leg.

 

While negotiating repairs, the buyer agent sent a short list in an email, then called. Several hours later, an 'updated' list was sent with more items added, saying that she misunderstood the buyers requests.

 

I quickly called her back, informing her that my clients agreed to the first list but not the second. I had already called professionals to bid/remediate the requested repairs from the original message.

 

My clients are fair but not okay with a rolling list of requested repairs, especially when the agent specifically discussed, on the phone, each detail, in the first email right after sending the information. 

 

Some buyers will keep asking for 'this and that' until they are finally told no. I always protect clients like a bulldog on a pant leg and am willing to take the high road and meet anyone halfway there. Any time!

You are a true professional Anna Banana Kruchten CRS, CRB, Phoenix Broker! Not all issues warrant negotiations, especially in this market. Broken tiles on the roof can affect the structural integrity of a home if the vapor barrier material is torn, that is a given but minor, niggling items will not be addressed.

Very timely post! Within the past two or three years, the "behavior" of many buyer's has advanced from one where a few significant requests/conditions were subsequently added to the original contract, versus now.......where a continuing "laundry list" of addendum's is submitted for consideration. It's a never-ending process for some of today's buyers. As the landscape has shifted to a "seller's market", many sellers, after being brow-beat by a "demanding" buyer or two...simply "eighty-six" potential buyers with overreaching ambitions and never-ending requests. 

Unfortunately, increasing numbers of buyer's seem "numb" to the fact, our market place today, favors the Seller! The average buyer prospect today, can't recognize the different market conditions which exist within our current housing market......and that of heading to a nearby "big box" store to "fast track" the purchase of a new TV set!

Well in my market if this took place a month or so ago it would have been Party Over... now that the market has cooled a bit it is not because it is a buyer's market rather it is due to lack of inventory... so buyers need to forget the lists... at least here in Los Angeles, Endre

Love the visual of a bull dog on a pant leg. Definitely see your point. It's human nature for some to ask for the moon..always interesting to see how buyers look at the inspection reports..often its how the inspector chooses to explain the severity of items they they mark.

Some people can be petty Endre Barath, Jr. and can get in the way of getting what they truly want. At one time, a buyer couple said they were going to walk because of $350 in repairs. I told their agent she might want to step up because my clients were not paying and neither was it my responsibility!

It is always the responsibility of the buyers agent to set the tone for repairs stemming from an Inspection.  If a buyer wants a perfect house s they should buy a new construction and not expect a house of character to be perfect.
