While negotiating repairs, the buyer agent sent a short list in an email, then called. Several hours later, an 'updated' list was sent with more items added, saying that she misunderstood the buyers requests.
I quickly called her back, informing her that my clients agreed to the first list but not the second. I had already called professionals to bid/remediate the requested repairs from the original message.
My clients are fair but not okay with a rolling list of requested repairs, especially when the agent specifically discussed, on the phone, each detail, in the first email right after sending the information.
Some buyers will keep asking for 'this and that' until they are finally told no. I always protect clients like a bulldog on a pant leg and am willing to take the high road and meet anyone halfway there. Any time!
