Single Story Homes for Sale in Carlsbad 

Market Update as of January 23, 2022


It’s not unusual that some Carlsbad buyers prefer a 1-story single family house when looking for a new home.  The reasons vary.


Carlsbad beachIt may simply be a preference for 1-story living. In some cases there is a medical need.


Some buyers are open to buying a 2-story home as long as there is a master bedroom with full bath on the main floor. But that type of floor plan tends to be harder to find; often the 1st floor bedroom is a smaller guest room and the bath may only be a half bath.


The overall Carlsbad inventory remains tight (here’s the December 2021 Housing Market Report for Carlsbad) and demand is still strong.


At this time all single story listings are resales – there are no new construction 1-story homes listed in the MLS.


At the time this report was written we have only an 14-day supply of single story detached homes, based on the rate of sales for the last 3 months, a market that very strongly favors sellers.

Here’s a summary of the current market for single story homes and sales in 2021.



There are only 7 single story detached homes for sale in Carlsbad, 26% of the total inventory of single family homes for sale. 1 home is in Active but Contingent status and is no longer being shown.

Sandcastles in CarlsbadPrices range from $649,000 for a 1636 SF 2 bedroom and 2 bath home in a 55+ community, up to $2,299,999 for a “historic” home on the golf course near the La Costa Omni Resort and Spa (the Rat Pack hung out here years ago).


There is only 1 single story home priced under $1,000,000 at this time.


These homes have been on the market an average of 48 days. All but 1 have been on the market for 36 days or less, with 1 at 259 days which raises the average.



There are 18 pending single story homes. These homes range in price from $809,000 to $2,000,000 (list price, not contract price).


The days on Market (DOM) averaged 12 days before going pending, with half the homes going pending in 1 week or less.


Not all homes go under contract quickly. However, it’s important to decide about seeing homes that interest you without delay and to make a decision quickly about making an offer. Buyers should expect competition on many Carlsbad listings.


Price is often an issue with homes that do not sell quickly in this market, however, condition issues and location (e.g., road noise, views) can lead to longer marketing times. Don’t automatically assume there is a serious problem with a home just because it hasn’t sold quickly.



234 single story detached homes sold in Carlsbad in 2021, 21% of the total detached single family home sales (1140).


The average sales price was $1,344,183 with a median price of $1,262,000. Sales prices ranged from $438,575 to $4,005,000. Seven of the 8 homes that sold for $685,000 or less were in the same 55+ community.


In 2021 single story detached homes sold in an average of just 13 days, with well over half (63%) going pending in 7 days or less. The message, then, is do not delay seeing homes you like or making an offer if it’s the right property.


While some buyers were able to negotiate the asking price, on average homes sold for 105% of asking price. 4 out of 5 buyers (78%) paid list price or more for their new homes.

Jeff Dowler, CRS  Many people I find would like a single level home, but I would assume (although you should never assume) it is more profitable to build multi level homes . Perhaps as you indicated at least have a bedroom and full bath on the first level . Great report as always - miss  you on my posts
