Vista is located in inland North San Diego County, bordering Oceanside, Carlsbad and San Marcos. Vista has a diverse range of housing options, with tract home communities, condos and townhomes, rental complexes, and 55+ communities.
There are also homes in rural settings and on the hills with large lots and often great views.
Vista offers mixed use and agricultural areas, plus a growing and changing downtown with a wide range of shopping and dining opportunities and services. Major commuting routes (e.g., the 15 and 78 freeways) are readily accessible. There is also a popular Farmers Market on Saturdays at the Vista Courthouse Complex on Melrose – it’s worth visiting often to buy fresh produce, artisanal foods, and more.
It’s essential that buyers and sellers in the Vista housing market have up-to-date information on local market conditions so they are able to make educated decisions about selling and buying Vista homes for sale.
The following data are taken from the MLS (private sales are not included, nor are multifamily properties, or mobile homes). The data are believed to be reliable at the time this report was written but are not guaranteed.
65 homes sold in Vista in July, 25% fewer sales than last month, another decline. Here are the specifics:
Single Family Homes Sold
54 (down 23%); 12 Average Days on Market; Average Sales Price was $901,934 (down by 3%); Average sales price was 98% of original asking price
Condos, Townhomes & Duplexes Sold
11 (down by 6); 13 Average Days on Market; Average Sales Price $607,727 (up 2%); Average sales price was 99% of original asking price
There were substantially fewer sales in July than last month, in particular for detached single family home sales. The average sales price was lower for single family homes, but was higher for condos, townhomes and duplexes.
The average marketing time was 1 day longer for single family homes and 3 days longer for condo, townhome and duplex sales. Sales prices ranged from $350,000 to $3,000,000.
You may wonder if Vista homes are still selling quickly? The answer is yes, with almost half the homes, 46%, going pending in 1 week or less. Thus buyers must be prepared to decide quickly about touring homes and then making offers.
Many buyers were able to negotiate their home prices, but at the same time 29% paid over list price, fewer than last month. This is important to bear in mind when deciding on your offer.
The median sales price of the single family homes was $821,500 (down 5%), and $680,000 (up 18%) for condos, townhomes and duplexes compared to June.
There were 147 homes for sale in Vista at the end of July, an increase from last month (126), and good news for buyers. Home prices ranged from $399,000 to $2,325,000. This represents an inventory of 1.7 months for single family homes (up from 1.3 months last month), based on the current rate of sales over the last 3 months, and 1.4 months of inventory for condos, townhomes and twinhomes (up from 19 days in June).
Vista remains a very strong seller’s market despite the inventory increase.
The number of new listings that came on the market in July (96) dropped substantially, by 28%, from last month. 61 homes went pending in July, excluding homes that closed escrow that month, 4 fewer than in June. The Vista housing market was still a busy one for buyers and sellers.
