Cock of the Walk or Feather Duster?
Roosters (aka Cock's, Cockerel's or Roos) balance the pecking order and defend their flock at all costs against predators. They also fertilize a laying hen's eggs. If they fail to perform, they may become feather duster's!
When getting the call to research a property for another purchase from a past client, all attention goes toward discovery. Everything gleamed is an opportunity for the buyer to move forward or change directions.
Negotiating terms and deadlines helps to realize their home dreams by finding a great buy in a terrific neighborhood. Once an offer is accepted and prior to the last deadline in a contract, a buyer can back out.

Judgements, tax liens, unexpected credit issues, seller stalling on repairs, cold feet syndrome can occur. Getting beyond issues quickly, ensures a successful closing/recording and happy ever after for buyers.
Becoming paralyzed or overly confrontational fails to garner positive results and can quickly turn all that has been achieved toward a southern direction. Avoid doing that at all costs or become a feather duster!
Would rather be the cock of the walk for clients to achieve their goals, than a feather duster. Why anyone would choose to be that?
