Matthews NC Market Report 08/18/2008 Matthews NC Market Report 9/01/2008

Matthews NCJust a short drive from Uptown Charlotte NC, Matthews boasts a small town feel with its historic downtown, quaint suburbs and modern communities at every price point. With plenty of small town atmosphere, you'll see joggers, strollers and community happenings all around Matthews.  Matthews has a great public library, a revitalized downtown area and a very active Chamber of Commerce.  With a wildly successful Matthews Alive! 2008, the popular 'small town' welcomed visitors from near and far with open arms during the Labor Day weekend.  Visit Matthews and see what the 'buzz' is about!

Matthews housing market remains strong with little change in this slowed market.  The Matthews market update for August, 2008 reveals a strong market in this Charlotte suburb.  Property absorption rates in any local real estate market are usually considered the new benchmark indicators as to whether that particular market is a seller's market, a buyer's market, or a neutral market.  Knowing the current real estate market cycle is essential for success as either a buyer or seller.  The process of calculating absorption rates for local markets is helpful to analyze the current real estate cycle and formulating a winning buying or selling strategy.  As demonstrated below in the current trends, Matthews is showing no sign of slowing!  The market is fairly balanced and the positive news continues with average days on the market, OVER 98% list to sales prices and steady appreciation.    Matthews' most up-to-date absorption rate analysis is below.

Debe, I had to chuckle to myself on your current market report, because from reading you regularly I already knew about Matthews. I almost could qualify as your assistant, at least knowing the surrounding towns of Charlotte.

Those numbers look pretty good. Our absorption rates are pretty similar but sadly our DOM is jus a speck higher.

Debe,

You have a really good list to sale price % and DOM looks good.  So like us the absorption rate needs to improve to a bout 6 mos .  I like your report layout always clean and easy to read ma'am.

Gary:  Well, you are MORE than welcome to come join us here in Charlotte!  You are surely the type of positive personality that we insist upon when interviewing agents for our team.  Thanks for stopping by!

Elizabeth:  YES they are encouraging numbers!  We've been maintaining pretty well but, these numbers are better than the ones last month--and significantly so!

Jesse:  DOM are longer than we'd like to see but, these sellers are pricing their homes right and holding out for the price because they KNOW they can get it!  It's nice to be sellers in this particular area!

Don:  98+% isn't too bad, is it?!  Sellers are smart though--they're pricing to sell and not over-pricing, which is very important right now.  Thanks!  I thought numbers are probably boring to most so, I thought I'd add some local info to make them more interesting!

Hey Debe,

You have the best posts on Active Rain.  I too love Maybery,.....I mean Mathews and I don't even live there.  I love Renfrows; the old hardware store Downtown.  I allways thought downtown Mathews would be great for a movie set if the setting needed to be back in time.  They also have a plays and Matthews Alive Festival.  Hope you are doing well.

Debe, you're right about your listings....just over 500 being 6-7 months' supply. Our 50,000 plust is about 7-9 month's supply. That's amazing to me. ;-)

Preston:  HI!  Thanks for stopping by!  I too LOVE Renfros!  And, take a peek at this recent article:  http://activerain.com/blogsview/651860/Matthews-NC-Matthews-ALIVE

Teri:  The Charlotte area is much like your Mesa/Phoenix area; Matthews is a South Charlotte, very popular suburb--very 'small' town feel and SO close to the city!

Sal:  Thank you so much!
