when you know your market and, your product...and, you've qualified your client: you can match them with the perfect home, and neighborhood for them.
Don't be afraid to say 'no thank you'  to a buyer or selller prospect that isn't willing to 'let you in'

Minus my own propertiies and the dozen +/=\- listings our office has right now: for 13 of my 14 years in the bizI've been an exclusive buyers broker.
So what does this mean?  My team and I show and sell homes...
therefore, I understand what any agent is up against when trying to match the right property to the right buyer.
I may be listing my own home for sale, however, I understand quite clearly, my role in the 'cooperating broker agreement.)
If I was the buyers agent I would expect a few things....

Another showing today!  and, one planned for EARLY tomorrow morning.  Very excited about the traffic we are seeing, so far!
More good news...new sold sign, down the street, just went up.  In this community(Magnolia Plantation, Lake Mary, FL 32746) there is activity.
I will stay positive that Selling now really does make a lot of sense!

my overall message is this: whether it be my home or anothers; as a realtor and managing broker I must lead by example...
We as agents/brokers have the power to turn this market.  Let us never forget that first we are in the business of SERVICE and,  that these customers/clients of ours need us now more than ever.
When we hold ourselves to the standards, we know we are capable of (& expected of us) we will retain control and, gain the abilty to truly assist our customers in the achievement of their dreams.

As an owner/broker-agent I understand about this market;  if you are able,  the importance of making a great  first impression.
For those that say 'you're too emotionally involved' to list your own home...I thank you for you input, but reply with: there is no one better than my husband or me to be in charge of this.
Between myself, my family and my housekeeping service, we have worked VERY hard to make sure that when an agent opens my front door to show this home, they & their customers will get to see it...and, it's features, in the best light possible.

I'm a stickler for perfection and don't believe any home should be placed on the open market unless it's ready to be SEEN.  So, we took the time needed to get it ready...and, get all our ducks & doc's in a row.
We've gained some interest!!  first showings scheduled for tomorrow!
I'll keep you posted....
 
As this market turns, buyers need some other options beyond the 'distressed' and I think they are ready for them.  Hope I'm right!

I placed my home on the market yesterday...we are our own broker/agent
We are not a short sale, pre-foreclosure or foreclosure situation.  We've simply looked at all the facts and understanding that the market and what it will bear, determines, price: have priced our own (I believe) fairly.
 
It is what it is...your thoughts?
