Principle Reduction Appeal letter from State Attorney Generals and the IMF sent to FHFA Acting Director
The Acting Director of the FHFA received a letter from 11 state Attorney Generals pressing him to allow both Freddie Mac and Fannie Mae to proceed with principle mortgage reductions. The AG’s argued for principle mortgage reductions on the basis of preserving assets and preventing unnecessary foreclosures. They further outlined that the qualifying guidelines for a principle reduction would have to consider all a homeowners debts – not just the mortgage payment – and be standardized in form, transparency and disclosure.

FHA Inspection Disclosures – do the real estate agents involved in a transaction have to provide this disclosure to the buyers? What about during the short sale process? What is the real estate agents scope of obligation?
Who is actually responsible in making sure that the buyer gets an FHA Inspection Disclosure notice?
*It is the lenders legal obligation to make sure the buyer receives the FHA Inspection disclosure notice* It is the lender’s legal requirement to make sure the buyer receives the notice in a timely manner. 
The buyers should receive the FHA form that says: “For Your Protection: Get a Home Inspection.”

A few weeks ago, an agent had the opportunity to present a seller with a full price offer on his home. The buyer included his closing costs added into the offer, so that the seller would not have to make any contribution out of the full price offer. The buyer's agent took the time to do a full blown broker price opinion to ensure that the appraised value would support such an offer.
