I just got off the phone with an investor who I have recently started working with. I had to refer him to another agent because I just couldn't work with him anymore. We put 4 contracts on 4 different properties and we lost all of them to other investors. One of the homes had 15 contracts on it in 10 days and the agent was not accepting any more offers. Two of the homes were bid well over the asking price.

Ok, before I make some REALTORS®  upset, hear me out first. I believe bonuses can be ethical (somewhat)… under one principal: that the seller is fully paying for it and not using it as a negotiating tool to threaten the buyers agent. Let me give you an example:

Imagine that you spent 3 months getting your house ready to sell. Then you hired a Realtor to list your house. You didn’t have many showings in the first month. The second month, you start to get nervous about whether or not you will be able to sell it at the price you want. Every time you leave your house, it has to be in show condition and it’s wearing you down. At the end of the third month of your house being on the market, you get an offer. If you own your home, you should be receiving a notice of appraised value with your property tax statement from your local appraisal district. Your appraised value will usually be assigned in January and then you’ll receive the notice of appraised value sometime in the Spring, which will then give you a short window of time to protest your home’s value if you feel that it is set too high.

When I first entertained the idea of becoming a REALTOR®, my biggest fear was that the industry would eventually become obsolete. My wife and I had sold a home on our own and picked our next 3 homes out through the internet all on our own. We used a REALOR a couple years ago to buy a home and my wife ended up negotiating the deal because he was on vacation when we found the home that we wanted.
