Amidst the Corona-Crazy, have you noticed the many creative ways schools have been acknowledging student achievement? From kindergarten thru post grad, and everywhere in-between, I have been blown away by the creativity educators have shown in their efforts to keep the focus on the students. For example, below are at least two instances I know of from personal experience.
 
Way back when, pre-pandemic, Belmont University in Nashville scheduled their commencement activities, including a graduation ceremony for the weekend of May 1-3.
And guess what?

Congratulations to all of the spring graduates who have worked so hard to reach this point. You have toughed it out for years, literally, and I am sorry that you are unable to celebrate your accomplishment the old fashioned way - sitting like sardines in a packed arena for hours on end, listening to (and laughing at) your school’s esteemed president or provost butchering graduates’ names by the dozens.  However, you can rest assured that your achievement is impressive nonetheless!

I know what you’re saying: Lanette, Governor Hogan has declared us "free"; real estate is an essential business, and we agents can leave the house and go forth and sell, sell, sell to our heart’s content.
What I am saying, however, is something else altogether: I suffer from asthma, I am allergic to every irritant known to man (and some not-so-well-known), and I’m old af.  All of these factors add up to one inevitable conclusion - I ain’t going a damn place. Rambling to Myself: Please tell me...someone, anyone(?) why some agents are pulling list prices out of their a$$e$ on a consistent basis?  My apologies upfront for the bluntness of my post, but, seriously, I've had enough. 
Maybe it's my age.
As I get older, my bullcrap'o'meter gets a little more sensitive and I find it difficult to stomach the agents that price their listings based on what the seller needs to get from the transaction.

An amazing thing is happening in and around Harford County, Maryland. Higher priced properties - the kind that historically stay on the market longer than more affordably-priced properties - are selling in record time.
 
It appears that BRAC is in full-force in Harford county. Military families relocating from New Jersey's Fort Monmouth to Maryland's Aberdeen Proving Ground are finding the right home at the right price and are making a move...literally.

Selling your home in today's marketplace is hard.  Selling your overpriced home in today's marketplace is downright MISSION: IMPOSSIBLE.
You're doing yourself, your home, and your agent a huge disservice by overpricing your home in the current buyer's market.  Overpriced homes get shown last, if at all, and they sit un-sold much longer than homes that are priced right.  You think that old strategy of pricing higher than your absolute minimum acceptable sales price will work because now you're adding some ‘padding'? 
Seriously? 
You think that's a good strategy? 
Uh...no, it's not.
