I'm just throwing this out there to get a feel for what you (other agents) have seen in your experience with short sales. It's common in our marketplace to see offers where the seller is asked to pay up to 6% toward buyer's closing costs and prepaids. In a "retail" sale, there's no problem with that but I personally have found that, in the majority of short sale cases, lenders will not pay more than 3% toward buyer's closing costs and prepaids. Short sales can translate into deal for a buyer, and that's certainly the case here. This 3 bedroom, 2 bath home needs only carpet and paint to shine and become a potential positive cashflow for a savvy investor. The key is to avoid short sales that are listed with incompetent agents and/or agents with little experience with short sales. So we just listed a couple new short sales in which the lender is Bank of America. We have closed several BOA loans and have several more in process now. We thought ourselves very familiar with their processes BUT the game has changed. Bank of America now has a new system for their short sales called Equator. A basic outline of the new Equator system is outlined below (copied from the instructions they provided us):
