canada: Buyers Market is Here ! - 03/22/09 04:29 AM
Consumers have a greater selection, less competition and prices that are stabilizing.

After several years of record activity in the Real Estate, the market has definitely shifted in favour of buyers.  Instead of having to compete for whatever properties are available, buyers now have the luxury of increased selection and much more relaxed shopping experience.  Buyers can actually take a few days to consider a property before making their offer and the property will likely still be available. The Calgary and Airdrie real estate markets now offer an excellent selection of well priced homes.

For those of us empty … (4 comments)

canada: City Amnesty Program for Building Permits - 03/19/09 03:48 AM

City of Airdrie Amnesty Program Quickly Defeated
A one-time program proposed by city staff to forego penalty fees for unpermitted home renovation work was quickly shot down at city council Monday night.
The proposed bylaw, dubbed the Amnesty Program for Un-Permitted Work, would have opened up a three month window starting in April for homeowners to retroactively receive permits for work that has already been completed and not inspected.  The fee for projects completed without a permit is currently double the permit fee for that specific project. A property search fee of $25 would have also been waived.

canada: Making our Cients get Finger Printed - 03/16/09 04:56 AM
To help combat real estate fraud the city of Chicago is requiring starting June 1st that homesellers provide a fingerprint.  Withrampnt fraud occurring in the city, this is not a bad idea. But being a libertarian, the idea of a government official taking my fingerprint disturbs me. I would like to see that these fingerprints be destroyed after a period of time. Fingerprinting is something we often associate with crime. So the fact that Cook County home sellers will soon have to provide a thumb print left some people shocked.“I wouldn’t like that at all. I don’t think that’s necessary,” said … (4 comments)

canada: BEWARE of Mortgage Payout Penalties - Canada - 03/04/09 06:47 AM
Don't Be Surpirised by Payout Penalties
If you are locked into a closed mortgage and you are Selling (or trying to negotiate a lower rate with another lender) you will be penalized.  This penalty will be added to the outstanding balance of your mortgage at the lawyers when you sell.  Sellers are sometimes surprised by this cost.
Penalties are usually calculated in the following way:
A) Three months interest on your current mortgage - a $300,000 mortgage would have a penalty of approx. $4,500.  I used 6% as an interest rate on a present mortgage.  $300,000 X .06 = $18,000 per … (1 comments)
