Curt has had two reminders in a matter of a few weeks. Mr O'Leary's cow always comes to mind and the thought of entire cities burning is a real threat in our area. What is significant in this area is the community awareness, when we see smoke we start calling folks who live in that area to make them aware. Have a safe and … (0 comments)

shasta county: Foreclosure Agents are now being assigned short sales by asset managers, Topic today on KCNR1460.com - 04/03/10 10:21 AM
What we all know and it's taken the banks some time to figure out is that they actually lose more money if a home goes into foreclosure.  The banks are now assigning homes in default to foreclosure agents to be listed as a short sales.
These agents will also have an opportunity to discuss the possibilities of a home owner keeping their home.  If the people are willing and have the ability to pay a mortgage they can be fast tracked to the bank and in some cases loan modifications can be done.
This is pretty general and there are a … (0 comments)

shasta county: Smart Meters, Loan Modification, Short Sale & Foreclosure on todays KCNR Radio Show - 04/03/10 05:36 AM
Hi Folks,
As most of you know the Largent Team hosts a Saturday morning talk show www.kcnr1460.com.  Everything real estate, we bring guests on the show Jitterbuilt Construction, Craig Whitman with State Farm insurance, Chase Williams with Sightline Advertising etc.
This mornings show was dedicated to Smart Meters and the overwhelming opposition to having the meters installed.  In Shasta County the Smart Meters are being installed in May 2010.  Realtors who handle foreclosures in other areas have to justify these huge spikes in electricity because of the new meters.
I asked folks who have these meters installed if their PG&E bills have … (1 comments)

shasta county: Charity, what's behind the casual buck to the guy on the corner - 03/31/10 08:36 AM
Yesterday I stopped into a local restaurant and was seated near a window looking at one of cities busiest intersections.  Standing on the corner was a male wearing a northface jacket, tie and slacks with a sign that said "I am hungry".
I thought to myself, I am going to buy this poor guy lunch.  How desperate must he be to stand on the corner at lunch hour and ask for something to eat.  I watched to see if anyone was going to give this guy money for a sandwich when he was relieved by another clean cut gentleman.  So I watched as the man in the northface … (0 comments)

shasta county: "The Eagle has Landed" at Turtle Bay, one of the babies is out - 03/26/10 03:37 AM
This is truly amazing!  Those of us living in Shasta County were certainly amazed that Patriot and Liberty would nest above the Sacramento River close to the highway.  They hatched babies last year and are hatching them this year and we get to watch their progress.
Yesterday there was a hail storm and it's no wonder one of the babies wanted out, the baby came out about 730 pm last night.  It's a beautiful day on the river and hopefully the others will hatch.  If your want to keep an eye on their progress check them out, like activerain very addictive!

shasta county: Dry Creek Station Restaurant & Bar in Shasta County 25-years leaving us??? - 03/23/10 09:13 AM
If you have ever visited Shasta County there is a good chance you have eaten at Dry Creek Station.  The locals know good food and Dry Creek certainly has it!  Dry Creek is a "throw down" kind of place, good food and it's cheap!  When you first walk in you notice the crowd and it's up to you to find a seat.  Once seated you're brought a menu, you order your food and the rest is up to you.  You want drinks at the bar, you get them, you want water or coffee, you get it.  Everyone seems to have a good … (0 comments)

This weeks Radio show had to do with tax implications of having a home in Foreclosure or folks who are listing their home as a short sale.  Our guest this week was Mark Kent from Northstate Tax consultants.
Mark Kent discussed the different tax positions people find themselves in and how to overcome some of the tax liability.  Mark spoke in general terms but made some interesting points, the first was hire a tax consultant that can help you prepare a strategy to get through your financial situation.  Hire a Realtor that is an expert in the field of listing Short Sales.
Mark also taked about home … (0 comments)

shasta county: Curt Largent radio show this week, KCNR1460.com - 03/14/10 04:15 AM
Saturdays show was dedicated to spring cleaning, clear the brush as required by state law and bring balance to the interior of your home.  We also discussed tenant issues when landlords are in default, Curt's advise for bully agents trying to get tenants out of the house, "don't move out!" seek the advise of experts!   Many cities have departments dedicated to landlord tenant rights but more importantly you are protected from 3-day/30-day eviction notices!
We also spent time on Buyer's & investment buying in this market, select a good Realtor who knows the market that can help you with your purchase.  Don't make emotional decisions, take … (0 comments)

shasta county: Can you host a Radio Show?? KCNR1460.com - 03/09/10 01:34 AM
We all know advertising is part of our budget and it's knowing where your money is well spent.  Have you thought about hosting your own radio talk show?  Sounds a little intimidating for those who want to be seen and not heard but it's a great way to build a relationship with clients and prospective clients and to introduce your self to folks who are thinking about buying & selling.
Talk radio, we talk real estate day in day out and this is our opportunity to share our experiences on the weekend.  Curt Largent talks people though the foreclosure/short sale process.  … (1 comments)

shasta county: The Animals That Love us! - 07/24/09 09:48 AM
It's a beautiful warm morning in Redding and I am out for my morning Jog.  I decide to take a different route with my 110 pound Giant Schnauzer who is not excited about running on the road where cars are suppose to be.
Max is under the impression that cars are evil and wants a piece of every car that passes by, but he is not allowed to miss a beat. Max decided a cement truck  was too big to let go and he wanted to take it on, unfortunately I was at the end of the leach.  I tripped and landed face … (2 comments)
