With end of the year closings looming, now is a good time to review the steps necessary for a final walk-through of your Massachusetts home.
You are ready to close on your new home.  Your mortgage commitment is in place.  The appraisal has been done. The closing attorney has set the date and time for you to come in to sign all of the papers. There is just one more crucial step - the final walk-through of the property you are buying.

Before closing on your new home you need to do a final walk-through of the premises.  This is a time to carefully inspect the property before officially taking ownership.  
The walk-through I conduct with my clients lasts an hour or more and includes a detailed checklist as part of the process.  It is done prior to the closing and the sellers need to be completely moved out.

In real estate there is a concept called "chain of title."  X sells to Y, Y to Z, and so on. 
By the time you arrive at your closing, a title examiner will have performed a title search which will include all documents involved in the chain-of-title.  This is also done to uncover any tax liens, judgments, mistakes in the record, undisclosed heirs or unknown easements.
