There are approx 7,953 homes for sale in the Las Vegas area that do not have offers on them per the local MLS.
This is for single family homes without contracts on them.
Our pendings and homes with contracts on them are approx .... 11,634
The Las Vegas area homes available for offers has continued to drop again this past month largely in part to the foreclosure law law AB 284 that took effect on October 1, 2011.

Foreclosure Default Notices reports may be down over the past 30 days, but that doesn't mean there aren't lots of foreclosures in the pipeline that will eventually hit the market.
Wow! Some people are getting to stay in there homes 1, 2 almost 3 years!
This is just one more reason why we may see the housing slump stay in a slump for several more years. There maybe pockets of slight upticks in prices and some areas that may be unaffected but for the hardest hit areas in the nation like Las Vegas, Nevada the road to recovery may well be slower … (4 comments)

What does the term Median Home Price Mean?
You may have seen this term used in the News when reporting on home prices, with a specific price referring to homes sold in any given area.
Basically, Median Home Price is the price at which half of the homes are above that price quoted and half of the homes are below that price quoted.
Example : The homes sold median home price in zip code 89149 was $115,000 for the 30 days prior to April 4, 2011

An unexpected good start to the Thanksgiving week.
Monday morning: Hold times with the banks for Las Vegas short sales and North Las vegas short sales was approx 5 minutes or less!
Wow! Great improvement! And, this was for our Bank of America short sales, Wells Fargo Short sales, Indy Mac short sales and Citi Bank short sales just to name a few!
Monday late in the day: Received a North Las Vegas short sale approval on one of our deals.
Today: Received a "verbal" Las Vegas short sale approval. Now, fingers crossed that turns into a "written" approval.
