Ferndale, WA Recent numbers from the Northwest Multiple Listing Service show a slight increase in real estate sales from September. Last month 18 homes sold in the Ferndale region making it two months in a row with positive numbers. For the month of October, there are currently 8 homes sold and 10 homes pending sale, which would match last months totals. There is however 3 pending sales for vacant land in the Ferndale area which saw no activity at all last month. Every morning at my office we have a voluntary 30 minute session of scripts and dialogs. This morning was about breaking the ice with people who are guarded or in a hurry when they answer the phone. This morning we came up with several ideas that could be used as icebreakers and I thought I would share a couple. First and foremost, smile and be happy on the phone. Recently, I did a study of homes that were for sale by owners. I went to a discount FSBO website and pulled all the homes they had listed in my market. This website offered marketing your home on the internet for a fee, and downloadable forms at a cost of $4-$30 for each form depending on the form, saving you money on a Realtors commission. I recently received a a very nice and supportive compliment while working on a deal. The funny part was tht it did not come from my client, but from his accountant. While listing my clients property Iit became increasingly more difficult to entice buyers to make offers on the property because there was a lack of financial info to disclose. I had been on the owner to provide myself with data but, his schedule and travel kept him from getting me the information I needed to bring an offer to the table. Here is a great new concept that I think will become a nationwide trend. As a Realtor it is also a trend that many of my home buyers appreciate as a safety tip. Remember the days when we used to carry the old emergency contact card. Now we can do it again but only this time through th use of our cell phones we have digital contact card. We all carry our mobile phones with names & numbers stored in its memory but nobody, other than ourselves, knows which of these numbers belong to our closest family or friends.
