First clue in Minnesota that your home is over priced to sell! - 10/26/09 12:10 PM
Look at your tax value!  If you are trying to sell it for more than that, you are probably not getting any showings or offers.  Minnesota is a year behind in assessing your property value.   This is not true in all case, but most of them it is.  Call me if you really want to find out what your home is worth.   Tax value is not a true indicator of your value, but it will give an idea and you price should be under it.

I was at a closing the other day and the listing agent was charging his sellers $800 for a admin fee.  An admin is a fee that a broker or Real estate firm charges for all the office and filing work on your file. 
I can understand why there is a fee with all files having to be stored online for 7 years, but $800 dollars is over the top. 
The average fee these days seems to be anywhere from $250-$500. You may want to ask your Realtor before you get to the closing table and finding out that your being … (1 comments)

If you're looking to buy a home in 2009, what are the steps your Realtor should be taking to get you that dream home?
•1.        You will need to be preapproved by a qualified lender (Bank or Mortgage institute).  Make sure you have an updated letter that you can give to your Realtor.  Your credit can change every 30 days and your loan officer needs to make sure that you still qualify, if you have been searching for a while.
