These changes address the following areas and are in addition to those changes announced in the past few months:

Delaware Property Expired From the Market? - 01/21/10 04:25 PM
So your Delaware property is expired from the market. If you have had your property listed and it is "Expired" from the MLS, you may be getting letters from other Realtors®. I have seen many situations where the seller was not even aware that their listing agreement date had passed. When this happens it automatically is withdrawn as an active listing from the MLS and your showings will cease abruptly. As a home seller, the Expired List is a list you do not want to be on! You should be aware of the length of your listing agreement and have some … (0 comments)

Real Estate In Hockessin, Delaware - 01/18/10 03:45 PM
We've been tracking the real estate in Hockessin, Delaware and we're still a little tentative still about the start of the new year, but we see real estate in Hockessin, Delaware moving fairly well and that's a good sign in itself.  Active listings for sale range from $207,900 to $989,900.
Days on the market seem to be better than many areas in New Castle County. Since the beginning of 2010 the shortest time on the market of the pending (under contract) listings was 35 days. That is a very short time to track, but we are seeing things gradually move towards more of a balanced market. It may take … (0 comments)

Grateful for Martin Luther King and What He Stood For - 01/18/10 08:18 AM
I was 14 years old that spring day and as I was young and didn't understand or comprehend racism, I remember how couldn't fathom why someone would kill such a person as this. I am grateful for this man and what he stood for. Never understood why Martin Luther King Day was not made official until Y2K? We've come a long way since the 1960's, but still need to make much progress. As human beings, we are all created EQUAL and we are all much more the same than we are different. Martin Luther King, like Bobby Kennedy took many chances … (4 comments)

Great News for Delaware Investors and Buyers - 01/16/10 08:20 AM
Here's some great news for Delaware Investors and Buyers in todays marketplace! As many investors are aware, FHA will not insure (finance) any property that has already been purchased in the past 90 days. This has prevented investors from buying destressed homes and doing quick rehabs and selling them at a qucik turnaround for profit. This is known as "flipping" properties. HUD has temporarily relaxed this rule starting in February so this can really be a win-win for investors as well as buyers. Buyers don't have to worry about paying to much for the property as appraisals are much more scrutinizing!

Foreclosure or Short Sale in Delaware - 01/15/10 02:28 PM
Many people still don't understand the difference between a foreclosure or short sale in Delaware. There are many people in Delaware and across the country in this situation - they are "upside down" in the mortgages. As values decreased resulting from over inflated prices and the subprime mortgage disasters, many homeowners were in a situation where they had to make a move and found they owed more than their home is now worth. They were in a negative equity position based on their market value, selling costs, taxes owed, etc. Some have been fortunate enough to have the money to bring to the closing … (0 comments)

Hockessin Real Estate Updates - 01/15/10 12:50 PM
Here are some Hockessin real estate updates and a look back at 2009. As you can see from the chart below, prices fell substantially from 2008. There are indications in the marketplace now that tell us things are settling and prices are stabilizing. One of those "crystal ball" questions we kept hearing over the past year was, "When is the market going to stabilize?"
Prices kept on climbing and climbing through 2007 until they were priced outside of buyers affordability range. As prices came down, many homeowners ended up owing more on their home that it was worth and if they had to sell, … (0 comments)

Delaware - Short Sale vs Foreclosure - how does it affect your credit? - 01/06/10 03:06 PM
Delaware - Short sale vs foreclosure - how does it affect your credit? First of all I am asked all the time - What's a short sale and how is it different from a foreclosure?
A short sale happens when a homeowner has to sell their house and they owe more in it than what it's worth in a given market. To qualify as a short sale, the homeowner must prove that they don't have the means to pay off the mortgage and there won't be enough in proceeds to pay it off due to the mortgage balance, taxes owed, selling … (0 comments)

Delaware Real Estate News - 01/05/10 04:21 PM
Here is some Delaware real estate news as we venture into 2010. As you know, there have been many changes in the lending and real estate industry that mostly protect buyers. After the SubPrime Mortgage Crisis, many homeowners were devastated by delinquencies and foreclosures which wreaked havoc on the financial marketplace around the world. The pendulum has swung back pretty far in the other direction as far as mortgage guidelines, policies and laws go. The new Real Estate Settlement Procedures Act (RESPA) laws for the Good Faith Estimate (GFE) and the HUD1 Settlement Statement became active January 1, 2010. This is to protect buyers and … (0 comments)

Hockessin Road Improvements - Will They Make a Difference? - 01/04/10 03:59 PM
The current Hockessin road improvements on Old Lancaster Pike between Valley Rd. and Erickson Dr. are being done to add crosswalks, decorative sidewalks and street lights to the "downtown" area of the Village of Hockessin, Delaware. Of course this comes with added drainage and curbing as well. This is one of the Recovery Projects Governor Jack Markell has endorsed to help give our economy a boost and create new jobs which it seems to be doing. The problem is, that although the project has created jobs, the local businesses along that corridor are suffering terribly. In talking to Kristin Short, owner of Grass Roots, there … (0 comments)
