I came across a home that may have been of interest to one of my Home Buyers, and it was Owner Occupied. The problem was showings were by appointment only, and scheduled times were from 5pm - 6: 30pm Mondays - Fridays, weekends from 12pm - 2pm this was a "Short Sale".
I called the Agent to schedule an Appointment within their designated time, and the Agent replied; just submit an offer, and if my clients accept we will notify you to do a walk through with your clients. I asked did you explain to your clients Time is of the Essence? This home has been on the Market for over 4 Months.
As a Real Estate Professional it is our duty to look after our clients best interest, and writing an offer of a home that's unavailable is unacceptable. For any Agents that are taking on Listings with uncooperative Tenants, or Homeowners please walk away.
My suggestion for all Listing Agents, set standards for your clients. Let them know the more Exposure, the more offers, which will probably produce a Higher Offer. All Listing should have a Lock Box, and Real Estate Professionals should learn how to answer their emails, phones if they have an Assistant train them.
There are too many EGO driven Agents that refuses to answer a phone call, or reply to an email. Of course they have an Assistant, who is absolutely clueless.
Homes are going into Foreclosure because some Agents are taking on more they can handle. I applaud them in their Marketing efforts in obtaining their business, but please provide your clients with service. Hire the staff needed to assist you in getting these homes sold. List - Service - SOLD these are the key elements of an Excellent Agent.
If you are a Home Buyer, or Real Estate Professional and experience Resistance in viewing a home, walk away. There are more homes to look at.
