Everybody knows how slow the market can be in December.....so we decided we needed to build a couple of houses. We set out to find the best looking plans we could find and then to get an architect to make some changes to match our client's “tastes”. Then we had to talk to a builder and some sub-contractors to be sure we could get everything done before Christmas. Once we were assured we could get it done we started gathering all the supplies.....and this is what we came up with!

It seems like buyers are getting worse and worse with the low offers.  No matter howwell the house is priced, they still want to come in considerably lower with their offer.  I can understand if the house is overpriced as many are today, but when the house is priced according to the market and the offer still comes in $30K below and then asks for closing costs it hardly makes any sense.

It seems like it has been forever since I have blogged here. The last couple of months have been very busy. There has been so much going on I have not taken the time to sit down and update. This will be rather short today too. June was a great month. Everything I heard about sales picking up was true. July was slower as everyone was trying to get their vacations in before school starts back. The first time home buyers have gotten a little more aggressive. They really need to. I get asked this question frequently.  People will ask, "How hard is it to buy a house in Wilson, NC?"  The truth is that it is just as hard to buy a house here as it is anywhere else in the country.  The advantage is that our prices are generally moderate in comparison to other areas of the country.  The biggest drawback lately has been finding qualified buyers.  The investors are still buying as long as they have cash or a very good cash flow.  Individual buyers on the other hand don't seem to understand what they need to understand when … (0 comments)

Hey everyone!  I hope everyone has enjoyed this week of almost beautiful weather!  This has been a great week for real estate in the Wilson area.  I have had potential clients and clients from as far away as California and Mexico!  All coming to Wilson for a variety of different reasons.  We still have the retirees and the halfbacks but our locals are also starting to get back into the picture a little bit more.  I am seeing many more sign calls and internet inquiries than the past few months.  This is encouraging!
