Top Builders/Subdivisions on the Mississippi Gulf Coast Offering Homes Under $200,000 That Have a LOT to Offer (Pun Intended)
There are some great deals out there right now on new construction along the MS Gulf Coast!  With competition in the building indusrtry getting more and more fierce in the area due largely in part by the lack of developed property, we have seen a big reduction in new construction pricing along with an increase in standard features that we haven't seen in a long time (if not ever) in the $120k-$200K price range.  For the last five years after Hurricane Katrina, the building industry has been able to really scale down standard features and increase pricing due to the demand for housing.  Well, the good news for the consumer is those days are over!  There are not nearly as many developed subdivisions in the area as there were immidiately following Katrina.  At the time, with such a strong demand for housing, developers were able to sell average sized lots to builders ranging from $35K-$45K each.  Prior to Katrina, the average lot cost to a builder was between $20K-$30K for the same lots.  This, along with increased costs in building materials and basic demand for new construction,  was the initial platform that triggered the dramatic spike in pricing immediately following the devestating storm.  We saw the price per square foot  ... more
