March 2012 Dublin Home Sales
In March, Dublin made a bit of a comeback having sold 27 single family detached homes after experiencing 2 months of decreased sales. In January, only 17 homes were sold, and in February, just 14. Last year, there were a total of 31 closed sales in February. The average sales price increased by %17, from $500,000 in February to $583,000 in March. This has been the highest average sales price here in Dublin since August 2011. On the other hand, there was a fall in terms of the price per square foot as it decreased from $281 in February to $266 in March. As a percentage of the asking price, the selling price also decreased to 98.0% in March from 99.9% in February.
The average days on the market of sales has also declined to 46 days in March, from 56 days back in February. Of the sales that closed during March, two sales were over $1 million. There were none of these sales from February. Also, of the sales that closed in March, thirteen were distressed, making up for almost half of the total sales.
During March, the areas that saw strong activity were Dublin Ranch and West Dublin.
