AND WHAT DO THESE NUMBERS ALL SHOW?
In my opinion, of course, these numbers still don't say "RECOVERY" of any kind I still see stabilization.  Two of the Lake Sinclair sales for July were bank owned and "Lake" is questionable for each of them and they pulled the numbers down.  But when a listing agent checks the Lake Sinclair box, who am I to question.  But I am telling you the facts because I saw both of them and one additional private sale in July that the only boats that could float in the water in the front of a property were the ones that hold a Barbie doll.  Just for the heck of it I eliminated the three iffy Lake properties from the average price and it moved it up from $174,345. to $219,863.  In my opinion that is truer picture of what is really happening on Lake Sinclair.  Being on a creek that is connected to Lake Sinclair does not in my opinion make something a "lake" property.
