"You can List with the Hansons Now, Or After the Judge tells You to..."
  The phone call began....."My attorney said that I could list with you now....or after the Judge told me to...." said the post divorce caller. 
    People getting divorced are not unlike any other Sellers...they want the highest and best offer for their homes.  Sometimes their idea of "highest and best" and the market's are not quite the same....again...the same as many other Sellers.
  Sometimes in our divorce niche...we are not the first Realtors....the couple has listened to their friend, cousin, neighbor who is the Realltor who told them what they wanted to hear for a price...and the house didn't sell. Sometimes it's upside down....and sometimes right side up...the "start over money" was just not enough at the market price ...so they decided to dictate one.Unfortunately, there are tooooo many Realtors who do just that.  The claim....we don't buy...is that the agent was only doing "what the Seller wanted"...uh huh.  That is the "out" for over pricing being a violation of the code of ethics. 
   The caller went on to explain that her now ex spouse "didn't like the former Realtor".  Of course not....she could not sell the house for a price that the market would not buy....and under delivered her over ... more
