Here's a a little book (Finding Agent Right - For Your Best Real Estate Deal) that I published to help home buyers and sellers choose the right agent to work for them. This book will show you how to choose the agent who will work best for you.
 
The book talks about common problems that may arise in a real estate transaction. They include: purchase agreement errors, missing addendums/amendments, unsatisfied contingencies, incomplete house repairs, liens on the property, missing insurance binders, delayed appraisals, additional underwriting conditions, and problems at closing. 
 
It is also suggested that agents need to be involved in the transaction every step of the way until the deal is done and closed. I recently worked with an agent in Seattlewho was absolutely fantastic in facilitating, expediting, and keeping me fully informed.
 
In this book, it is recommended that sellers and buyers Ask the right questions and get the right answers before choosing their real estate  agent. By doing so, they will be better equipped to find their Agent Right who will best satisfy their particular real estate needs.
