Buyers Let Your Agent Work for His Commission!! - 06/30/11 09:47 AM
Buyers Let Your Agent Work for His Commission!! Several months ago, I was contacted by a woman who had read my post, Buyers Need to be Represented When Buying New Construction Homes. She and her husband were in the process of a divorce. He was going to be staying in their home and was buying her out. She absolutely loved the home she and her husband owned and wanted to buy a new construction home with the same exact builder in a development in another town. She was hoping I could save her some money. I explained to her the best (12 comments)
I'm More Interested in Saving My Clients Money Than Upping My Commission! - 06/29/11 09:43 AM
This morning I read a post written by Brian Brady, Negotiate the Buyer's Broker's Commission Before You Buy A Home. First, I would like to state that rebating buyer's commissions is illegal in the state of Tennessee. While I found many faults in this article, I was especially concerned about his statement suggesting because an agent's commission is based upon a percentage of the purchase price, we are in favor of the buyer paying more for a home to up our commission. I am currently in the process of negotiating a contract on the purchase of a new home for one (77 comments)
CRATE YOUR PETS DURING SHOWINGS!!! - 06/27/11 06:49 PM
I had a very busy weekend showing houses. For the most part, everything we were seeing was in pristine condition. However, while reading J. Philip Faranda's blog, Buyers Draw Conclusions About How Sellers Live, I had one thing to add that sellers must consider: CRATE YOUR PETS DURING SHOWINGS!!! As we entered the home, which was in the half-million dollar range, there was a distinct odor. I already knew from the showing instructions, there would be two cats present. The buyer, who is not feline-friendly, was immediately turned-off. But as she was interested in the location of this home, decided to (47 comments)

Activerain is Doing What the National Media is Not - 06/09/11 10:35 PM
Last night, I wrote a market report that got featured today. No one was more surprised than I that it was featured. However, the purpose of this post is not to bring attention to my featured market report. The purpose of this post is to address a comment that I received on that market report. The commenter felt that a featured post had been wasted. He didn't think there was anything special about my market report that he hadn't seen on 209K other market reports. I would absolutely agree. My market report was very simple and concise--nothing special at all. I (17 comments)
Westhaven Golf Club| Franklin TN Golf Courses - 06/09/11 04:58 PM
Westhaven Golf Club | Franklin TN Golf Courses A deep blue sky and temperatures in the low seventies along with Westhaven Golf Club: a beautiful and challenging golf course-a combination that made my palms sweat. I'm a twelve handicap, which means I'm not bad, but I'm not real good either. Playing Westhaven Golf Club, a private club located in the Westhaven neighborhood of Franklin Tennessee, was going to be a lot of fun. The course measures nearly seven thousand yards from the back tees. We moved up one tee box and played the blue tees which measure 6,513 yards. Certainly tough (7 comments)

Such is the Life of a REALTOR® - 06/01/11 11:58 PM
Such is the Life of a REALTOR® Have you ever had one of those days when it seems like everything that can go wrong does? Today, was that day for me. My daughter is graduating from high school on Saturday and my mother was flying in town today. So I had taken the day off or so I thought. I get a call from an out-of-town agent who wants to see one of my listings. She will be representing herself but she's not registered with our MLS so her Sentricard doesn't work here. I reluctantly agree to meet her. Thinking I'll (11 comments)
