Several months ago, I was contacted by a woman who had read my post, Buyers Need to be Represented When Buying New Construction Homes.
She and her husband were in the process of a divorce. He was going to be staying in their home and was buying her out. She absolutely loved the home she and her husband owned and wanted to buy a new construction home with the same exact builder in a development in another town. This morning I read a post written by Brian Brady, Negotiate the Buyer's Broker's Commission Before You Buy A Home. First, I would like to state that rebating buyer's commissions is illegal in the state of Tennessee.
While I found many faults in this article, I was especially concerned about his statement suggesting because an agent's commission is based upon a percentage of the purchase price, we are in favor of the buyer paying more for a home to up our commission.

I had a very busy weekend showing houses. For the most part, everything we were seeing was in pristine condition. However, while reading J. Philip Faranda's blog, Buyers Draw Conclusions About How Sellers Live, I had one thing to add that sellers must consider:

Last night, I wrote a market report that got featured today. No one was more surprised than I that it was featured. However, the purpose of this post is not to bring attention to my featured market report. The purpose of this post is to address a comment that I received on that market report.
The commenter felt that a featured post had been wasted. He didn't think there was anything special about my market report that he hadn't seen on 209K other market reports. I would absolutely agree. My market report was very simple and concise--nothing special at all.

A deep blue sky and temperatures in the low seventies along with Westhaven Golf Club: a beautiful and challenging golf course-a combination that made my palms sweat.  I'm a twelve handicap, which means I'm not bad, but I'm not real good either.  Playing Westhaven Golf Club, a private club located in the Westhaven neighborhood of Franklin Tennessee, was going to be a lot of fun.
