virginia beach real estate: Kings Highway Bridge - 03/05/08 10:42 AM
VDOT suggested to Suffolk officials that they put all of its state road building money for the next five years away for the Kings Highway Bridge.  With the money the city was going to put towards the bridge, it would almost pay for the bridge.  No one is quite sure what impact that would have on the rest of the roads in Suffolk but as a layman I can say it would be have quite an impact.  Hopefully the city will be able to come up with somewhat of a better idea.

This is my newest property in Suffolk, Va.  It is vacant and not a place I can stage or would want to so I did the best I could.  I took the front picture about ten feet off the ground and lightened just the house up a bit.  I think the outside pictures came out pretty good.  I was going to do more of a panarama but the sun wasn't cooperating.

Here is a link to a neat little tool you may find handy.  It certainly is worth looking into if you need this out in the field.  http://www.scanr.com/  You take a picture, send it to this website and they extract the text and will send it back as a fax or email.  How cool is that.

Anyone remember that term?  I thought about it recently because in this slowdown I am spending more time at my computer than I have in the past.  I remember passing up those strange looking chairs for that tall leather bound chair that looked so good in the store.  It still looks good but my back looks like spaghetti.  So I went back to see what I should be doing.

David Wright of the New York Mets recently purchased a condo at Harbour Heights.  One day you may catch him shopping at "The Market at Harbor Heights".  Of course his condo needs to be competed first.  The project is off to a good start with 59 of the 99 units under contract.  He probably asked for privacy so you won't see any big party when he moves in.  Would have been good for business.

This guy is 4 feet tall and has a wing span over six feet and is thriving here in our area.  In fact it seems to be everywhere.  I was at Rudee Inlet the other day and there must have been thirty brown pelicans hanging out.  They wait for the fishing boats to come in and try to feast.  They certainly are impressive when you see them plunging headlong from the air into the water and rising with a mouthful of fish.  The pelicans are on the states' "species of concern" which means they have no legal protection but the state monitors them.  … (0 comments)

virginia beach real estate: Fines For No Rental Inspections - 02/27/08 01:15 PM
Landlords since 2005 were required to have their apartments inspected before renting them.  That was good except there was no penalty if you didn't get them inspected.  Now the city has closed that loophole.  It is now a Class U misdemeanor which is similar to a code violation.  The fines could be as much as $2,500 but no jail time.  I think this will get the attention of landlords who failed to get the inspections in the past.

I haven't seen it in our area yet but I read about places that are offering to have the buyer spend the night in the home they are looking at.  The idea is get the buyer comfortable with the house and the surrounding area.  Kind of like test driving a vehicle I guess.  Any one had any experience with this?

Location, location, location.
That seems to be one of the biggest attractions of The Reserve at Tarleton Oaks, a newer condominium complex in Virginia Beach.
The community of 148 homes was constructed in 2002 on Kempsville Road next to City View Park.
The area is right at the city's border with Chesapeake and is sandwiched between Greenbrier and Kempsville. Just a few miles away is Greenbrier Mall and the numerous other retail stores, restaurants, banks and grocery stores of the Greenbrier area. Interchanges leading to several of the area's highways are also just a few miles away.

A Wal-Mart and Cracker Barrel will be coming to Edinburgh soon but only after the city agreed to pay $4.5 million in road improvements.  The developers of the Edinburgh West subdivision will kick in about $6.5 million themselves for the improvements.  The city is putting in the money to make the improvements it feels are needed to make the roads right.  The developer would have made the improvements needed but we all know they only do what is absolutely necessary.  Hurray for the city on this one.

Now the police will be armed with Tasers just like the criminals.  The difference is the police are trained in using the device and know what it can do.  Before the device is used, the officers must go through training.  Some of them even get to experience the painful bolt of electricity delivered from the two probes shot from the Taser.  The devices are supposed to be for combative and aggresive people as well as some armed criminals.

virginia beach real estate: Holiday Inn To Be Razed - 02/25/08 11:25 AM
If all goes according to plan, the Holiday Inn will be razed.  It will make way for a three phase project that will include up to 240 apartments, 211 condos, 29,000 sq ft of retail and 120,000 sq ft of office space.  Other projects in Norfolk have stalled but this project looks to get off the ground running.  The stumbling block could be the $14 million Portsmouth would have to put out for infrastructure and grants.  The city is already hurting from a failing economy but this may be worth investing in for the long term.

virginia beach real estate: School Budget Gets Small Increase - 02/20/08 02:34 AM
With the smallest funding increase in years the schools get few new programs but 3.5% raise for most of the staff.  As it is, the budget of $724.8 million is 2.5% higher then last year.  Some staff were cut and changes to the retirement/health care benefits saved some money so the budget wouldn't be to much.  Let's hope it is enough to keep our schools competitive.

virginia beach real estate: Photo Editing Comments Part Two - 02/19/08 07:59 AM
In my quest to make this house look better I took several peoples advice on the board.  The result is the third photo.  I shot a blue sky and put it around the house.  I don't think I stepped over the bounds as the house now looks like it would on a sunny day.  The picture was also taken on a ladder as it sits up on a hill and you have to look up at it.  I still like the head on shot rather then the second one which is off to one side but would consider it depending on the house.  I also … (9 comments)
