An Attitude of Gratitude - A Grateful Woodstock Thanksgiving Pardon - 11/30/11 11:59 PM
We live in a beautiful community with a big heart as big as our Southern Hospitality and we believe in making a place for everyone, including Bob.
You see, Bob does not like Police officers or the Police Department in our city as a whole.  He tends to go ballistic around Police Cars in general, jump on their cars, attempt to inflict damage on their tires and has been known to chase them down the street.  Despite all of this, our fine city, including the mayor has made a place for Bob.
Heck, Mayor Donnie Henriques even pardoned Bob in a … (3 comments)

Market Report October 2011 Woodstock Georgia - 53% Increase in Sales Volume - 11/30/11 11:23 PM
The Woodstock Real Estate Marketplace has performed much better than most of the Metro Atlanta.  Overall the market in Atlanta is at a an all time low point in pricing.  Overall Sales are below 2003 levels and prices are at over 20% below October 2010 for the month of October 2011.  Average days on the market remained at 89 days up 1 day from the 88 in October of 2010.
Although Prices dropped further in October, sales volumes increased, so that is good news.  Sales in October 2011 were up to 106 sales in 2011 from 69 in 2010, that is … (0 comments)

Alpharetta, Milton, Johns Creek October 2011 Market Report - Sales Up 42% in Volume - 11/30/11 11:00 PM
Because Johns Creek and Milton Homes are still oftentimes listed as Alpharetta Homes, it is difficult to do an individual report for each city.  Since only us natives really understand all the new city boundaries and people tend to shop Alpharetta as an area, I am still having to report this area as Alpharetta, so bear with me for a few more months and maybe the public will become more informed about the individual cities.  This area has performed better than overall than most of the Atlanta Metro Suburbs in October.  Overall the Atlanta Market is at a an all time … (0 comments)

Market Report - Roswell Georgia October 2011 Sales Are Up!!! - 11/30/11 10:03 PM
The Roswell Marketplace has performed better than many of the Atlanta Metro Suburbs in recent months.  Overall the market in Atlanta is at a an all time low point in pricing.  Overall Sales are below 2003 levels and prices are at over 20% below October 2010 for the month of October 2011.  Average days on the market remained at 89 days up 1 day from the 88 in October of 2010.
In Roswell we bucked the trend with some good news.  Sales in October 2011 were up from 73 sales in 2010 to 76 sales in 2011.  Not a huge jump, … (2 comments)

Refinishing Hardwood Floors can be tricky and so can decisions on installing and putting on the initial finish.  Here is a great post on the aspects of chosing Water Based VS Oil Based Poly for finishing/refinishing your hardwoods.  It is alway best to check with an expert when having this done, you can do more damage than good not doing it the right way first.

Internet Home Value Calculators - How Accurate Are They? - reblog - 11/27/11 10:04 PM
The many websites with information on home values can be really confusing to consumers when they are attempting to determine the value of their home.  This is a great post summarizing the article in Smart Money Magazine regarding the hugh inaccuracy of many of these home value calculators.
Via Myrl Jeffcoat (Real Living Great West Real Estate):

Pricing That Listing To Sell Every Time! - reblog - 11/20/11 09:31 PM
Price is the most important tool that we have in our marketing bag when we sell a house,  You certainly can't move the house or change the neighborhood location, You can do somethings to improve the condition, but price is the most important tool because it needs to be right on to even get the attention the house needs to sell.  Here is a great article that every seller should read on pricing homes correctly in the market.

Separating "VALUE" from "SALEABILITY - Reblog - 11/20/11 09:20 PM
Many things need to be done to a house to make it Salable, don't confuse Salability with Value.  Replacing and updating certain items in a house are required in this market to sell the house and do not add value, they just increase salability.  See the discussion in this post, this is very timely and good information.
Via Steve Roake, ABR, SFR (McColly Real Estate):
Separating "VALUE" From "SALEABILITY" An error commonly made by sellers when pricing their homes is that they fail to distinguish value from saleability.  The value of a home references the factors related to the property to cause … (1 comments)

Solve the Debt Crisis with more Debt, Interesting Proposition!!!! - 11/18/11 05:21 PM
The European Central Bank is buying bonds in the Eurozone with freshly printed Euros.  That is what Federal Reserve did here, printed money and is fixing to do again.  With the many European Bond markets being pushed past tipping points, the ECB purchases are keeping these countries from breaching these barriers.   You can read the entire article in Barrons.com.
This crisis is not being caused by reckless Hedge Fund Managers or speculators driving up the costs.  The Natural Buyers are not only not buying the bonds, they are selling and unloading the bonds.  The ECB is the buyer of last resort.

Good News, or is it???? Another week of the Housing Mess!!!! - 11/18/11 04:52 PM
The Good News - The new revamped HARP (the bill that allows underwater current homeowners to refinance their home at todays interest rates) will will finally have the regulations released for borrowers who are underwater, hopefully some of them can hang on until it actually will work. The Bad News - The caps have been removed for some loans by the bill, however, it appears that Fannie Mae's automated underwriting will not officially recognize removal of the Loan to Value Cap which leaves underwater borrowers waiting for Fannie/Freddie to change this until March of 2012.  Since HARP is a Fannie/Freddie program, … (0 comments)

A semi-long term experiment: zinc strips on a moss covered roof - reblog - 11/13/11 07:31 PM
Black Mold on Roofs is a big problem here in Atlanta, as it probably is in most humid states.  I never realized the value of zinc and this simple inexpensive tip to keep mold off of the roof.  What a super post and great information.  I am going to have this put on my roof the next time I reroof my house for sure.  The proof is in the pictures

Why this is the Best Season to Sell Your Home!!! - 11/12/11 06:40 PM
I guess maybe I am partial to the fall and winter markets because in 1986 when I started selling real estate I got my start in October.  Every year I always sell 60% of my homes in the fall and winter makets, most people don't understand the huge advantage to listing their home this time of year.
Here are some of the Huge advantages:
Many people are relocated at the end of the year when their companies move people to start the new year, so there are a lot of people who are moving at the end of the year. Relocation … (10 comments)
