The total number of active single family homes in our multiple listing service dipped down below 1000 units this past week to 995.  This is a seasonal thing, so doesn't mean much more than we're approaching Fall and Summer is coming to an end. 

Correspondingly, there are a fewer homes in escrow...but not by much - 89 to be exact (34 in Arrowhead Woods and 25 more in Crestline).  There were healthy numbers of new listings across the mountain (45, with 20 of them in Arrowhead Woods) and 19 properties sold (11 of which were in the woods).

One lakefront home closed escrow for $3,490,00 which will bring the median sales prices of lakefront up a notch and another 3 lakefront listings hit the grid, bringing available lakefronts up to 39 homes.

Though new listings were up, as was the median list price, the number of sales were down and the median sales price was WAY down (this tells me that the lower end of the market is where the deals are being done in '08).  Days on market are slightly down and the list-to-sale percentage is down less than a half a percent.

As you can see, there were 25 more new listings in '08 than in '07, though the median list price went down about $17K.  House sales were also 10 up over the prior year, though the median list price went down $40K.  Average days on market remained relatively unchanged and the average list-to-sale percentage went up a little more than 1/2 a percent.

 

There were a bevy of price reductions this past week, 12 to be exact, with the majority of them in the Crestline area.  Four properties went into escrow and only 4 new listings came onto the market to take their places.  Total inventory, peak-to-peak, for bank-owned properties continues to hover right around 60 units (59 to be exact).  With total inventory of single family dwellings in the multiple listing service (not including out-of-area listings) at 995, that means that repos represent 5.9% of the total homes available....just to keep things in perspective....

There were 37 new listings over the last seven days across our multiple listing service areas, bringing the total inventory of single family dwellings for sale to 1033.  There are 97 homes currently in escrow and only 4 houses sold with an average days on market of 226.2 days (skewed because one of the four sold houses had been on the market for 544 days) and with an average list to sale percentage of 98.3%.

 This post is actually just getting us back on track since I was out of town last Saturday and did the last update only 4 days ago...

However, in those 4 days, 5 foreclosures have gone into escrow (1 in Arrowhead Woods and 4 in Crestline).  Additionally, there were a couple of price reductions.

So now it is time to discuss the other side of the coin - the sales where agents have represented the buyers.  After the last two parts of this series (one dealing with active listings, the other dealing with sold listings) I wasn't surprised at all about the findings....

Of the 331 members of the association, 173 have not sold a single home to a buyer client this year (that's 52.3%).  Another 62 agents have only sold one.  Put those numbers together and you have 71% of the association with zero sales or one sale with a buyer client so far this year!

Eighty eight Realtors sold between 2 and 8 listings (26.6% of the membership base) and only one agent, according to my research, has sold more 8 listings to buyers....congratulations to Jay Houck of Top Producers in Running Springs, who has sold 12!

So what does this all mean to you as a buyer?  Well, it means to me that only about 30% of the agents are doing anything and I think I'm being generous by saying that an agent who is selling more than one house to a buyer client is "doing something."   We're nearly nine months through 2008...I have no idea how some of these agents are staying afloat.

This post is the second in a three (maybe four) part series about what kinds of numbers agents in our Realtor association (Rim O' the World Association of Realtors) are posting this year. 

My last post dealt with the number of active listings agents have.  I was surprised to find that to find that so many agents have done little to nothing so far this year.  In fact, roughly 60% of the 331 agents showing membership in the association have zero or one active listing in the multiple listing service!

Now, looking at how many listings have sold so far this year, I find that the results are quite similar.  About 200 of the 331 agents have not sold a single listing this year.  Another 16.3% (54) have sold only one.  That, combined, means that better than 3/4 of all the agents in the association are doing nothing or very little.

There were 65 agents that sold between 2 and 10 listings (19.6%) and 9 agents that sold more than 10 homes (2.7%).  Incredibly, there were 2 agents in the association who sold more than 30 homes - not surprisingly, these were both agents who specialize in bank-owned homes (many of which were listings off the mountain).  Several others who sold high numbers of listings concentrate on the bank-owned segment of the market.

Again, I want to emphasize that the purpose of these posts is to show the importance of knowing what a Realtor is doing (or not doing) in the marketplace before you sign with them to list your home for sale. 

I am NOT saying that you should only list your house with the top agents - there are a number of very valid reasons why that may actually work to your disadvantage.  You should, however, be aware of the types of property listings they specialize in, their success rates, their number of closed transactions in a year's time, etc.

Take the time to learn about the agents that you are considering to list your home.  Learn how many hours they work in a typical week, how many listings they typically carry (on average), where they advertise(and for what reasons), what things they feel are important when marketing a house for sale and more.  The time you invest at the beginning of the processs will be worth its weight in gold....
