ANSWER: This is the Roman Colosseum and the area below the arena where the Gladiators fought. In the picture above is a view of the Colosseum in Rome, looking from the south end towards the north across the arena area. The area in the foreground is the "floor" of the Colosseum arena where the actions took place. The Colosseum is interesting for many reasons, but the area below the arena of the Colosseum was a maze of hidden tunnels. nashville: Foreclosed Homes - Lenders, Get Out of Your Cubicle!

So my Client for a Home Inspection called me today to cancel the Inspection. Reason, the utilities were not turned ON.
We all knew this was a foreclosed and bank-owned home, so we also knew the home had probably been winterized. That means it has the water shut off at the street and the gas is probably pinned OFF at the meter. At least the electricity was ON.
We ask the Client when they first booked the Inspection to make sure all utilities are ON, so they can get their money's worth in the Inspection. It is hard to check the … (4 comments)

HABITEC Home and Building Inspections, LLC, is pleased to announce the completion of a Commercial Building Property Condition Assessment on a 10,000 sqft Retail Services Building! This two-story building houses several commercial businesses and sits on a corner lot in Middle Tennessee.
The Property Condition Assessment (PCA) included interior and exterior inspections, structural, electrical, HVAC, and plumbing inspections. Additionally, the PCA included a radon test, mold assessment and American with Disabilities Act Tier II Survey.
The Property Condition Report was delivered in electronic format within 72 hours of the on-site inspection. A printed copy of the PCR was forwarded by courier.

This is an excellent example of what can happen if a water management system component fails. In this case, the siding was allowed to deteriorate and water penetrated the seams. Once inside it soaked the insulation and from there the wood. Obviously a major expense.

Fireplaces can penetrate directly through the roof or on the side of the roof/house. These penetrations present a water management challenge because of the large size of the penetration and the frequent use of flashing associated with them. This photo is where a chimney on the side of the house has leaked and the homeowner has made temporary caulk and kick-out flashing repairs. The repairs have obviously failed. The junction of the chimney to the roof, metal in this case, is difficult because the roof moves with temperature variations and the caulk will break up over time. Proper flashing by a … (6 comments)

How close is too close? The metal downspout goes directly behind the street service conductors, then down to ground level at the garage door entrance. Maybe the downspout should have been located around the corner to the veneer side?

At HABITEC Home and Building Inspections, LLC, we sometimes see gaps around the metal shrouds covering HVAC ducting that connects to exterior package units at homes and buildings. We flag this every time because of the negative effects that can come from these gaps. Gaps at the top of the shroud can allow in water and vegetation debris in such a way so as to create a "mold soup" that can cause mold to grow on or in the ductwork. Well, to some any crack is too big! But to many Inspectors 1/8 inch is a key number. If a crack in the brick veneer of a home or building exceeds 1/8" in opening, OR, shows differential movement, then the crack should be repaired.
In this picture on the right the vertical cracks are approaching 1/2" in width. Clearly this is unacceptable as the potential for water and insect intrusion is readily apparent. This veneer is on a home that is over 50 years old and the concrete mortar is breaking down. Fortunately the veneer was not "moving" off the house due to a foundation or brick ledge failure.

I knew you'd look. No, no gross pictures, just a discussion. Have you ever been in a home or building and detected an "odd" smell that seems to be coming from a bathroom? And no one has been in that bathroom for a long time, like weeks. Sometimes it smells like sewage. What can be causing that smell?
