A small caveat before I get started here. If you've been following my monthly market updates, you'll know that I've focused on Pierce County at large. While I will continue to provide market information for Pierce County, I'm going to start drilling down into the Puyallup market by ZIP Code. The graph format is a little different too, but I think you'll find it even more useful.

market activity: Pierce County December Market Update - 12/12/07 08:42 AM
The median price returned to September's numbers following the high in July. The median price index dropped to $275k from last month's figure of $280k. Despite this temporary correction, home values have decreased slightly year-over-year. We ended November 2006 at $281k. A major price plunge doesn't seem very likely.
The average cumulative days on market - total time a home is for sale from listing to closing - dropped a bit to 97 days, down from 109 days the previous month. Buyers are continuing to work sellers asking price down in their offer, as the average sale price to original list price fell to 94%, down from 95% in October.

market activity: Home Prices Continue to Slide, Sales Even Out and Interest Rates Put On the Breaks - 11/14/07 03:06 PM
Current Price Trends October market statistics just released by NWMLS show a developing trend in small decreases for median prices in Pierce County. The price index dropped from $284,364 to $283,431, the second such decline in the past two months. Buyers waiting for a general price collapse are likely to remain frustrated. Sellers, however, don’t have the luxury of overpricing their homes. Only homes with the best perceived value are selling.
This index is calculated by averaging the median sales price for the last six months. This reduces the impact of seasonal effects on the overall trend.

market activity: Puyallup Microchip Campus Gets a Chance at a New Life - 10/28/07 03:29 AM
John Gillie at The News Tribune has done an excellent job of recounting the Microchip Technology campus' past, present, and hopeful future.
"...the city got new hope last Monday. A Seattle company bought the property, bringing the promise of a new formula to put the sophisticated, expensive cluster of buildings and its parklike surrounding acreage into productive use once again. That plan contemplates dividing the plant into several stand-alone buildings and selling or leasing them to separate high-tech companies.

market activity: Supply and Median Price Dip, Rates Hold Steady - 10/11/07 02:10 AM
Current Price Trends September market statistics just released by NWMLS show the median price decreased just slightly for the month. The median price index dropped to $284,364 from last month’s figure of $284,863. We started the year at $276,158 though, so the annual appreciation rate is 4%. The price corrections that have been reported by the media do not appear to have hit hard in the Puget Sound.
This index is calculated by averaging the median sales price for the last six months. This reduces the impact of seasonal effects on the overall trend.
