New Tax Credit For California Home Buyers - "Temecula Valley Real Estate" - 03/26/10 04:19 PM

Governor Schwarzenegger singed a brand new bill on 3/22/10 that will give New Home Buyer's an additional $10,000 tax credit. 
Homebuyers in an active escrow before April 30th then total tax credits could be $18,000.

Here's the Q & A:

How much is the tax credit? The homebuyer tax credit is for up to $10,000 or 5 percent of the purchase price - whichever is less - for the purchase of a newly constructed, previously unoccupied home. There is also a tax credit of up to $10,000 for the purchase of an existing home by a first-time homebuyer.

My Max decided to adopt this whale key chain that I got from Sea World.  Although he swiped it from me and tore off the key chain part!

With the official first day of spring only three days away I thought I would post these photo's I took today on my walk with Max.

This park along Pauba Road in Temecula, has a bathroom that is always extrememly clean and tidy.

California Association of Realtors finally put out a notice stating that payments made by the buyer to junior lien holders out of escrow are a RESPA violation.

PROPERTY INVESTMENT SCHEMES
Here's the scenario:   Hopeful Investors attend a presentation, sometimes they are free and sometimes they cost money to attend.  These seminar organizers aim to persuade attendees to hand over large amounts of money or to enroll on a course promising to make them a successful property dealer, usually involving "no money down".
Schemes can involve the offer of buying soon-to-be built properties at a huge discount.  Other variations include a lease management scheme where companies offer to locate, re-build and manage apartment or condominium complexes.  Of course they claim excellent returns from rental income. These properties are generally near-derelict and the tenants non-existent.

Yes, there is a school down there!  One of Temecula Valley's Wonderful Public Schools.  Just look at the backdrop of what these kids and parents see every day.   That is the Temecula Wine Country back there.   This is the elementary school that is designated for Temecula Wine Country Residents.   Check out the high ratings for this school at www.greatschools.net.

Need Stress Reduction - Hire a cleaning lady!   Don't spend money on psychology sessions or anti stress pills!   The feeling you get from being organized and having your house clean is a better way to spend your money and reduce stress.
Rosa was my cleaning lady for five years.  She did all of our laundry, changed the sheets, and cleaned the whole house, even the refrigerator and all of our closets, every week for 5 years.

Buying a New Home can be very Exciting.  Before I became my own Real Estate Broker, I sold New Homes here in Riverside County.  Since then, I have Represented many home buyers and assisted them in their New Home Purchase. 
The New Home Sales Representatives work for the builder, and having your own agent looking out for your interests when purchasing a new home can prevent you from having problems during your transaction.

When Max and I take our walk we have to have one of these!
If you read the directions is says "Be Kind, Don't Be Fined". 
Temecula Crowne Hill, has these dispensers all around and along the walking trails and in the parks.
They are designed to break down more quickly than other plastic bags and they are coated with a baby powder scent!
Thank goodness that our association provides these handy dispensers!  They have come in handy for max and I many times!
