I received a phone call yesterday from a server at my favorite Cary restaurant and she asked me if I had my real estate license yet.  I told her I had and that I was the Realtor that her Manager used to find her townhouse and close on it last month. 
SHAME ON ME!!!  I assumed that because everyone at the restaurant was always asking me about real estate and passing along my business cards, that EVERYONE knew I was a Realtor.  Guess what, this one slipped through the cracks.  Fortunately, her boyfriend (the buyer) is getting qualified next week with a lender … (5 comments)

There are two primary factors that potential buyers generally concern themselves with when contemplating a home purchase, creditworthiness and downpayment. 
If credit issues are hampering a buyers ability to purchase, with the assistance of an educated and aggressive Realtor, buyers can utilize the resources presented to them and exercise the discipline necessary to repair their credit and position themselves to become viable, qualified buyers in less time than they think.

OK, so I gave up on trying to write daily installments into my diary.  Instead, I am writing random passages which will summarize my activities since my last installment.
So, since June 25 I have sent out 10 hand written notes, made 8 phone calls to people in my database, conducted 10 one-on-one meetings, and added 98 people to my database.
In addition, the following activities have resulted from "shaking branches and turning over rocks":

Statistics can be as deceiving as looking in a fun house mirror and manipulated like the high school cheerleader making promises to the class geek.  The latest evidence of this can be found in the flawed "average home price" numbers being conveyed through the local media here in the Raleigh housing market.

Today was a first for me.  I had the opportunity to take out a very pleasant couple to look for rental house.  They currently own two homes in Florida and are renting both.  They also own a home in Chicago that is currently occupied by their son.  In order to move to Cary or Raleigh at the end of their lease, they will have to sell both homes in Florida.  Probably unlikely.

Closing in on the end of the first week.  Home market in the Cary/Apex/Raleigh/Triangle area seems to be picking up - according to other agents around the office.  Today was an admin day.  I spent time from 9am until 4pm in the office updating the database (added 24 new contacts), inviting people into my network on LinkedIn, arranging for plumbing and contracting estimates on repairs needed as a result of a home inspection on a property my buyer is closing on next month, mailed six hand written notes, sent 20 emails to LinkedIn members regarding our corporate relocation program, and sent out … (1 comments)

Good day!  Back again soon, you say?  Yep.  Today was another great day to be a realtor.  It went this way:
9:45am - 11:30am  -  Networking Group Meeting (Cary)
11:30am - 12:30pm  -  One-on-one with Pet and House Sitter
12:30pm - 2:30pm  -  One-on-one with Mortgage Banker
3:00pm - 4:00pm  -  Office time (wrote 5 notes, updated database, made a call)
4:00pm - 4:30pm  -  Met with buyer to review inspection report
4:30pm - 5:30pm  -  Prepared a CMA on a listed property for a prospect/buyer lloking for a home

The beat goes on.  I received a call late yesterday from an expired listing that I had sent several letters of correspondence to over the past few weeks.  Unfortunately, the last agent horribly overpriced the home and this very nice family sat without an offer for the last 181 days.  I am meeting with them tomorrow night for a listing appointment.  If all goes well, and we are not in fact in a negative financial situation at my suggested list price, I should be able to help these folks move on to the next phase of their lives.
