Another Madison horse farm land property under contract! - 12/27/10 12:01 PM
This year it started on Christmas Eve's eve - my clients have been shopping for some time and on Dec 23 they decided to make an offer on a beautiful 20+ acre parcel in the heart of Madison's horse country.

We negotiated furiously over the weekend, and this morning reached agreement with the seller.  At my advice, the contract has a due diligence period sufficient to have a soil test done and get the property lines verified.

Its been over 100 years since my Madison Georgia farm was graced with snow on an after-Christmas morning.  Just in case you find yourself in that situation - here's what to do:
 
1) bake cinnamon bread!  The smells wafting throughout your home are sure to warm your heart.
 
 
2) play with Max, the new Christmas kitten.

How active is your real estate agent? NAR stats released for 2009 closed sales. - 12/20/10 10:20 AM
The National Association of Realtors released this report recently showing the average number of transactions per agent for Existing Home Sales (EHS).
Georgia ranks somewhere in the middle with 6.2 transactions per agent.  Alaska leads the nation with 15.7 and Hawaii trails with just 2.2.  Its a simple calculation, taking the total number of existing home sales and dividing that by the number of active licensed agents in a state.
My Dad always said that figures lie and liars figure - certainly this report should not be a primary criteria in determining who should represent you with your real estate needs.
